I’m not sure about this. This first point is problematic because building codes force multifamily buildings to have active fire monitoring systems which require a lot of infrastructure, a monthly subscription and annual inspections of the physical bits.

Note this too is a big reason why single stair still isn’t usable in residential Portland: SS buildings are only legal on 26’ wide streets for fire access. Point 11 here: www.portland.gov/ppd/document... This needs to change!

Pitched the idea of using eminent domain on Lake Oswego’s biggest golf course to build housing to the Mayor last night. It’s a gaping wound right in the middle of the city, they pay $200k/yr in property tax for 120 acres!!!

The EasyCLIMB loop next to Cascade Locks, OR is really well done. Green trails with just enough optional but low-risk challenges. Two loops takes about an hour. There is even a blue jump trail not in Trailforks that is easy to roll over. #bikesky #mtb

Another stunner from JWST—this time part of a *much* larger scene I'll post later. This portion is made up of stars and protostars in a cluster about 1,000 lightyears from Earth. The bright, multi-point features are nearby stars. The smaller features in the background are other galaxies.

this is a bit of an obsession of mine especially here in charlottesville. the cost of commercial real estate is prohibitive if you want to experiment and the city seems categorically opposed to small lots and small units that could allow people to start businesses without a huge capital investment
