This sort of stuff makes me want to scream. The cost bloat is in *capital projects* not in operations! Capital projects are bloated because of a complex web of balkanized permitting processes, the byzantine and inconsistent nature of federal grant funding, and outsourcing talent to consultants.

Subsidizing demand without increasing supply pressures prices. Regulating a market more and more without building new housing doesn't eliminate scarcity: it manages it. Taxing a type of rental can change incentives, but it doesn't lay a single brick either.Because housing doesn't get cheaper by distributing scarcity. It gets cheaper by ending it.
Spain needs to build. A lot.
More available land. Permits in months, not years. More density wherever possible. Legal certainty. Much more public housing and also private housing.
But the Government isn't doing what's necessary. It prefers to intervene on the few homes that exist rather than create the conditions for there to be many more. It prefers to present patches as solutions and load the cost of its failure onto owners, developers, and citizens.
The rest can serve to redistribute, protect certain groups, or change incentives. But let's not confuse that with solving the underlying problem.
You don't fix a lack of housing by better distributing the few homes that exist. You fix it by making many more exist.
Less propaganda. Less patches. Less obsession with intervening on the same apartment.
More supply. More construction. More homes.

Second: inflation. Construction costs keep going up and up. This has two impacts: one, the value of a dollar of federal infrastructure money declines over time. Two, localities are less willing or able to pursue expensive projects like subways.

It’s common for engaged parents not to notice their kids are far behind. Parents want to believe the best about their children, and don’t have a good sense of grade level expectations. Kids come home and brag about being good at something and no one realizes they’re supposed to be ahead of that.

It really doesn't make sense to attribute those job losses to AI-the-technology, because if that were the case we'd be observing AI outputs displacing conventional entertainment products, and they're clearly not. Rather, the impact of AI is that AI-the-business is crowding out other investment.

The Financial Times did a deep dive into this a year or two back. At Purchasing Power Parity, only the top 10% in the US come out ahead; the top 5% *way* ahead. But the bottom 20% in the US are desperately, miserably, shockingly poor by European standards. Everyone else is pretty much the same. 🤷🏻‍♂️
