I’ve recently moved from living in Dundas to living King East downtown, and the one thing I notice is much more often I take the streetcar. It’s frequent, reliable, and fast. It’s also always busy. My whole day plan is different knowing I can actually take it and save time!

Already missing how lively Church St used to be when pedestrianized… People felt free to sit, linger, chat, & hangout instead of just walking by or heading straight into the bar.

"Corridor zoning" amounts to jamming low-income residents into big, bland apartment buildings alongside stroads, where they can serve as a buffer, absorbing all the noise & air pollution cars produce, protecting the precious single-family homes that dominate everywhere around them. It's abominable.

This type of input should be reviewed and summarily ignored. Why do neighbourhoods in downtown deserve to be protected from development? The rest of the city, including its commercially rich commercial corridors, are forced to pick up the slack.

There were over 46k Bike Share rides in Toronto yesterday, more than the average ridership of the Queen streetcar. The cost to the city to operate that streetcar was over $50k/day in 2015. Bike share costs the city $8k/day. 6x as cost efficient. Smart cities invest in cycling.

I’m told zoning and planning was invented to keep residents from noxious areas. Here’s where that’s placing 200+ apartments. It’s a 17 minute walk on the shoulder of an Interstate to the train station. Who wouldn’t want to live next to a loud polluted dangerous highway? TOD!

As someone who teaches the history of Toronto’s urban form, I think this might be the single worst decision in its 250-year evolution. Number two would be the railroads cutting off the city from the lake, but at least the railroads were useful.

This is one reason why the belief that replacing curbside parking with bike lanes will kill small businesses is rooted more in car ideology than fact. You can't pause every few feet to window shop when you're driving, much less pop in every store that catches your eye.

I want nice, textured materials at grade, and that's it. This 'articulation' is trying (unsuccessfully) to achieve the same outcome (an inviting pedestrian experience), only it costs significantly more and leads to inefficient interior layouts and leak-prone cladding systems.

I am not a crazy ideologue. I just think that the richest society in human history has a moral responsibility to welcome the stranger, feed the hungry, treat the sick, and house the homeless. If doing that requires forcing comfortably-housed people to accept neighborhood change, I'm ok with that.

It’s honestly wild how few townhomes exist that aren’t right near a highway. We force every bit of density right next to noise and pollution, and keep the quiet areas reserved for the rich who can afford detached houses. I can’t emphasize enough how ridiculously inequitable & regressive this is
