One thing we don't talk about much, but is shaping BC political discourse is the fact that house prices today are below what they were five years ago, and continuing decline (and this is before inflation is taken into account)

If you were doing a comparative analysis of *how building codes are created and enforced* across the U.S. and other countries, which countries would you choose? I'm not looking at specific code requirements across countries. English-speaking countries get major bonus points.

I'm really curious what the counter logic is here. Like even if you believe that leaving the 600k bungalow means someone can buy it and live it in for 600k instead of 700k for one of the 4 townhomes that replaces it, what do you think happens with the other 3 people/families? where do they go?

YIMBYs and urbanists often make the point that you should let people live where they want: near jobs, schools and amenities. I'd like to make a special case for Canada: we should let people live where the weather is good! open.substack.com/pub/carboncr...

Continuing on my (slow and careful) first time home buyer journey… there are some rare new quadplexes in Vancouver that are JUST on the border of affordable to me. It makes me wonder how many more households like mine could’ve bought homes earlier if quads, townhouses, apartments were legal earlier.

Building housing is a left issue. Taxing housing to build housing means less housing. Less housing means more pressure on your housing market and higher rents. Build the housing. And don’t let NIMBYs stop or slow us downs

Honestly they should have jail time for reckless endangerment! I totally agree with the sentiment of course but the Overton Window has shifted so far on automobiles that violence has been normalized and manslaughter has become an acceptable cost.

I will never understand why townhouses, aka row houses aka brownstones aka the kind of single family home common in many cities, are classified as multi family homes. The new build single family houses have maybe six feet between them, space that could be INSIDE those houses if they were connected.

When house owners talk about how they bought houses due to the "small neighborhood feel" what they mean is "a place where I don't have to see or tolerate renters" because renters are relegated to busy, filthy arterials outside those "small," "quaint" neighborhoods where they own property.

It’s honestly wild how few townhomes exist that aren’t right near a highway. We force every bit of density right next to noise and pollution, and keep the quiet areas reserved for the rich who can afford detached houses. I can’t emphasize enough how ridiculously inequitable & regressive this is

I really hate the “housing prices are disconnected from local incomes” framing because people immediately jump to “must be NON-LOCALS with more wealth that’s the problem.” When the problem is largely that we haven’t built enough. Higher local/regional income households are outbidding you.

It really grates my gears when high income people living in luxury homes at the top of this graph call small condos luxury and pretend those are the problem. For some reason they’re very often fucking landscape architects??? Wtaf is happening at UBC SCARP.
Data on Metro Van household income by type of dwelling. High income people predominantly live in low density housing, while low income people live in high density housing.

I truly believe in everyone having access to adequate housing, but I often wonder how difficult it must be for frontline workers of SROs and shelters. My apartment has had a few “hard-to-house” folks living in it. One fellow had a trash collection problem and caused constant cockroach infestations.

At best, inclusionary zoning is a tax on housing to pay for subsidized housing (that would still be better as a subsidy from a general tax pool since it would be less susceptible to market cycles) At worst it’s a really regressive tax on the poor~middle income folks who live in higher density homes

The Federal government needs to demand much better zoning or their pre-fab investments will be a waste. Even the TOAs in Metro Van allow only small, 200m circles @ >12 storeys, and BC does not require zoning proactively even within those small areas.

Something I find that homeowners just can’t wrap their heads around is that they don’t get taxed on their rental income. They seem incapable of grasping they are both tenant and landlord and just how tax-advantaged they are bc of that.

It's hard to not think we'd be better off as a country if more higher income people were renters who didn't care how much their home was worth. "Be careful what you wish for," of course, but the current tax policy outcomes seem bad, among other things.

I don't think that this is true but, setting that aside, one reason that renting is not viewed as a "proper" choice by certain groups of people is that it really sucks during a shortage. The last 6ish months of higher vacancies and lower rents have seen a small power shift and renting feels better.
