This is the "Three/Four" - an accessible passive house 9 plex that could work citywide within existing R1 zones. To work it would need: 1. Remove (or) increase the unit cap beyond 6 units 2. Increase max height ~3m 3. Increase building depth (but keep the same lot coverage) 4. Remove density fees

a few too many decision makers who think that the mechanical effects of the exit of a pulse of temporary residents through the housing market is actually victory over the housing crisis.

Why hasn't Shaughnessy developed into an urban area for tens of thousands of renters like Vancouver's first elite, mansion district: the West End? Walking tour Oct. 3rd!

There will be TWO elections this October, and we hope transit riders vote in both of them! It can be confusing to figure out which level of government is responsible for what (especially when candidates make promises they can’t follow through on).

This is what the data centre next to my downtown Vancouver apartment sounds like at 4:23am. Land use zoning claims to separate industrial and residential uses. Instead, it bans apartments near rich people and forces apartments next to noise and pollution like this.

This is a true statement about Canadian constitutional jurisprudence and practice and also one that irritates me greatly because Ottawa was always intended to be able to solve collective national issues and we’ve just collectively decided to act otherwise

It's very easy to wear a suit and tie in any major city, even if the aesthetic has mostly disappeared from daily life, because there are people outside wearing pink tutus with Army boots. As usual, your liberation is connected to other people's liberation.
Bobby Mars on Twitter writes: "If you wear a collared shirt and nice shoes out to the bar in the rust belt, multiple people will ask you if you just came from a wedding. Aesthetic standards for men’s attire are horrendously low"

There is nothing more gratifying then canvassing a public that you spoke up at to support at a public hearing, hearing from residents about how they moved there to lower their rent, or how amenities like better AC have improved their quality of life. YIMBYism makes lives better.

I always appreciate it when people express an interest in my safety. I encourage people to expand that concern beyond plastic hats. I've needed helmets: they can help! But please also ask drivers to slow down, judge people with dangerous trucks or habits, and ask leaders to build separated lanes.

Realizing the extent to which this is true wildly changed my opinions about how to deal with Trumpism, since they're never going to be satisfied unless they're actively dominating everyone else. You can't give them some concessions and go back to the status quo: they're reactionary revolutionaries.

right. when thinking about slavery as a system i think it is important to foreground the fact that this was an astonishing wealth production machine. to paraphrase barbara fields, the point of slavery was to produce commodities; white supremacy was the ideological superstructure of the whole thing

As somebody who has been advocating, unsuccessfully, for Canada to do something that most of the world has already done – adopt European elevator standards – this is a maddening debate. Canada wants to dream about Europe, and then wake up and continue to be America’s lackey. Sorry, harsh, but true.

Americans hear "51st state" as Trump trolling. Canadians hear it as an existential threat to their sovereignty. That gap in perception is why Carney can't afford to look conciliatory, even if the economics of retaliation don't add up. This isn't just a trade war anymore.

The purpose of American zoning is to put the most people—low- and middle-class families—in the worst locations so that the best locations, the quiet, elevated side streets, can be reserved for a small number of wealthier people. Everything else is just kind of window dressing.

I'm still excited that this will divert high end renters from affordable buildings, as will Oakridge. But we can't just let a few tower developments be the only housing we build. The Villages Plan would have ended the apartment ban in many transit friendly areas. We need to keep fighting for it.
