two days after Vancouver city council voted down their own Villages Plan, west side residents who opposed the plan en masse are complaining that Dunbar (!!) doesn’t have any wine bars, boutiques or gyms — the kind of amenities that require neighbourhood density to support
Hi fellow neighbours. Have you ever wondered why Dunbar has been so slow to develop decent shops and restaurants? Dunbar & King Ed; Dunbar & W 16th; Dunbar & W 41st - all pretty well trafficed intersections yet theres no decent pub, restaurant or wine bar. No boutique shops or decent shopping. There's also no decent gym besides the community centres which are fine but not if you like specialized equipment.
What gives? I've been in Dunbar for over 10 years & more recently moved to Southlands. Before that was in Kits. Kits is vibrant but a different crowd.
Would love to see some better business development in Dunbar / Southlands & area.
Closest thing is Kerrisdale - concentrated to a few blocks, still only one decent wine bar - not much selection.

The Vancouver Villages Plan is up for a vote today! It would be a meaningful step in the right direction: low-rise apartments on off-arterial streets; walkable communities. We know it's the right direction for the city. It was prioritized by Ken Sim and ABC. Will they have the courage to pass it?

Everyone loves large planning exercises like the Vancouver Plan. But when it's time for implementation people get cold feet. Even though the Villages is probably the mildest portion of the overall plan. Will the Vancouver Plan suffer the same fate as City Plan in the 1990s and just fizzle?

Spreading growth over 17 villages saves taxes by using existing infrastructure capacity, & allows time to address emerging needs. Denser development is much cheaper to service in the long run.

Some nearby house-owners had lawn signs opposing these rental homes up until this building was almost completed, years after it was approved. And I am 100% certain all the people who call this building home today, and those who will for decades to come, enrich and strengthen the neighbourhood.

The Villages Plan is not that controversial & Council should approve all 17 villages. There was not that much opposition considering most complaints were poorly founded & the result of NIMBY fear-mongering. For comparison, consider 1805 Larch, ONE 5-storey apartment building.

Some councilors asking about “why not a pilot?” No. “Pilots” are just a desire to shift the project to someone else’s Neighbourhood. It’s a delay tactic. Better to do it broadly and then adapt locally as needed.

My speech in support of the Villages plan at council just now
Good evening Mayor and Council,

My name's Reilly Wood. I’m a homeowner in East Van quite close to one of the villages. I'd like to urge you to approve the villages proposal.

I’ve had a lot of friends and family leave Vancouver because they can’t find appropriate housing. I’m sure you have as well. It’s heartbreaking every time that happens, and if we’re going to reverse that trend we need a lot more homes. Good news is, the Villages allow exactly the kinds of homes people want. They’re low-rise buildings, on quiet residential streets, close to shops, in the best city in Canada. Living in these villages would be a dream for so many people who might otherwise be forced out to the Valley, or Calgary, or wherever.
 
So I think this is a great plan, and I want to be clear that it’s your plan, it’s ABC’s plan.

In 2023 Ken Sim held a news conference where he called this one of his “bold policy ideas” to get more housing built, and then he wrote and carried a motion directing staff to accelerate the Villages implementation. I thought that was awesome, that’s leadership, it’s showing a positive vision of what Vancouver could be and making it happen, we need more of that.

And this wasn’t just a promise to Vancouverites, it was a promise to the federal government too. Council committed to the Villages in Vancouver’s application for the Housing Accelerator Fund, and CMHC is still tracking the Villages as a named item. We’ve already drawn down 90 million dollars from the fund and as a taxpayer, I don’t want you to put that money at risk. If you kill the federal golden goose, that means raising taxes or cutting services, there’s just no way around it.

So to sum up, please follow through on what you started. Please follow through on one of your signature policies. Please keep your word to the voters who want to live in these villages, and to Ottawa so the city doesn’t lose a ton of money and credibility. Thank you for your time.

I’ll speak specifically to the west side villages along MacDonald and Mackenzie, because
those are the ones I’m most familiar with. I grew up in Dunbar, very near some of the
proposed village areas, and my family and I frequent the existing retail at 16th and
MacDonald and 33rd and Mackenzie.
As with most young people who grew up in this city, I love it here and I want to stay, but I’ve
had a hard time picturing my future here with rents so astronomically high. Now, we’ve
finally begun to see rental prices come down across the city, thanks in large part to our
vacancy rate being just back within the healthy range at 3%. But it hasn’t been equal
throughout the city: Dunbar has very few secured rental buildings, and the lowest share of
renter households of any neighbourhood in the city. Between the low supply and the
competition between families and UBC students for units, it’s no wonder that liv.rent data
shows Dunbar and Arbutus Ridge, where the westside villages will be located, as thI’m also really excited about the housing form this plan introduces – small scale, low rise apartment buildings are something that we don’t have a lot of in Vancouver, but they’re what fill some of our most vibrant neighbourhoods, like Kitsilano, and provide fantastic, livable housing that I’ve experienced myself living in Montreal where many university
students, families, and seniors alike live in beautiful four-storey walk ups. The lower capital
cost of these buildings would enable smaller, local developers who currently build laneways
and multiplexes to take on these projects while larger towers stall with the market
downtown. Bryn Davidson of Lanefab has posted some beautiful drawings of the types of
housing his company could build under this plan I’d encourage anyone to look at if they
haven’t already, and they’d be fantastic additions to this neighbourhood.
