California law exempts ADUs under 750 square feet from ALL impact fees and requires impact fees on larger ADUs to be paid on a per square foot basis. Before SB 1117, a 751sf ADU had to pay all 751sf worth of impact fees. Now, the first 750sf are exempt and you only pay on the excess square footage.

I had a great conversation with Albert Brooks once. When I met him for the first time, I was kind of stammering. I said, you make movies, they live on forever. I just do these late-night shows, they get lost, they’re never seen again and who cares? And he looked at me and he said, [Albert Brooks voice] “What are you talking about? None of it matters.” None of it matters? “No, that’s the secret. In 1940, people said Clark Gable is the face of the 20th Century. Who [expletive] thinks about Clark Gable? It doesn’t matter. You’ll be forgotten. I’ll be forgotten. We’ll all be forgotten.” It’s so funny because you’d think that would depress me. I was walking on air after that.

Left-NIMBYs love to pit welfare state expansion against land use reform, but the latter can 1) can achieve significant poverty reductions 2) without means testing or administrative burdens, and 3) at a net gain for the public budget, which can then be used to expand the welfare state.

The GOP cut funding to the IRS because *audits work* and they fundamentally don't believe rich people should have to play by the rules.

2024 made me intolerant of liberals who are afraid to wield power at any level of government. You cannot spend months agonizing over whether using power you legitimately won is "too much" while the other side never asks that question once. Caution isn't a virtue if it just means losing.

it's remarkable just how much worse the interest rate situation makes the housing crisis my wife and I bought our house in 2013 and we have a 3.6% mortgage rate if I plug 7.5% into the mortgage calculator our payment jumps over a thousand dollars a month

Once you see how many local press outlets put their thumb on the scale for anti-housing coverage, you can't unsee it. Housing opponents flood the zone with arguments that are not grounded in data, and reporters and editors take these claims at face value.

basically i think my position on this stuff is that if you are a software engineer who think LLMs are going to fully automate the software engineering process it’s probably a function of depression/low self-confidence and a nihilistic worldview. tragically, this covers a LOT of software engineers.

Guy who has never been to New York City or the San Francisco Bay Area: rich people would NEVER move into modest homes built for the middle class.
Strong Towns screenshot: The household purchasing a luxury condominium was never going to occupy a 500-square-foot starter home. Building that starter home does not require waiting for anything to filter down. It creates the missing product directly.

Filtering doesn’t take decades, growth in housing production can offer affordability benefits for new buildings within a few short years. Much work to be done. This doesn’t mean we don’t need more reforms or more subsidized housing money. But skeptics of filtering are lazy/lying to you.
