it’s worth noting that Zohran has made major policy reforms to legalize development of more market rate housing. On the other hand, New York republicans are super NIMBY and want the government to regulate new housing out of existence with excessive red tape
What's one issue in politics that you've changed your mind about?
The role of the private market in housing construction.
How so?
I clearly recognize now that there is a very important role to be played, and one that city government must facilitate through the increasing of density around mass transit hubs, the ending of the requirement to build parking lots, as well as the need to up-zone neighborhoods that have historically not contributed to affordable housing production - namely, wealthier neighborhoods.
I think all these things, in tandem with a muscular role for the public sector. But that is a changing opinion over time that I've been in office.

Another entry for the "impact fee nexus studies are bullshit" file! Student enrollment at LA Unified has fallen for 24 years straight, ~48%. And yet! We have an impact fee because: "As new development occurs, additional school facilities will be needed to house the growth in the student population."

Spain needs to build. A lot.
More available land. Permits in months, not years. More density wherever possible. Legal certainty. Much more public housing and also private housing.
But the Government isn't doing what's necessary. It prefers to intervene on the few homes that exist rather than create the conditions for there to be many more. It prefers to present patches as solutions and load the cost of its failure onto owners, developers, and citizens.
The rest can serve to redistribute, protect certain groups, or change incentives. But let's not confuse that with solving the underlying problem.
You don't fix a lack of housing by better distributing the few homes that exist. You fix it by making many more exist.
Less propaganda. Less patches. Less obsession with intervening on the same apartment.
More supply. More construction. More homes.
