@resi-analyst.bsky.social @ngoodrichhsg.bsky.social I saw this article on X and didn't find mention in either of your feeds archive.is/SZjWL. The maths checks out, but is it making mistakes like the Economist article?
"The costs of building a house exceed what could be borrowed against future rental income paid on that house,” states a recent report from The Housing Forum, a trade body representing the housing sector.
"For instance, if a council borrowed £202,000 (the cost of the most straightforward house) at an interest rate of 5 per cent, the interest payments alone would be £194 a week, considerably higher than the latest data on average social rents for a three-bedroom home of £111 a week, or £152 for affordable rents." [Affordable rent is usually set at 80 per cent of market rent.]

An unexpectedly keenly fought contest was for the seasonal cupcake championship. Obviously I'm mostly going to show you the stuff that made me smile, but there's some serious talent lurking in Lincolnshire.
The first prize cupcakes, with the same field shown across the four seasons. The 3d effect of the icing is slightly messing with my head, to be honest.

Remember the site Second Life? It was partly defeated because people could build online fantasy worlds separate from reality just by using social media. There, they could become cleverer or more popular than reality. They could even build phantom crises in which they were expert. And so here we are

It's shocking how much consensus there is amongst tax policy wonks and economists of Left and Right on the tax reforms the UK needs to boost growth & make the tax system fairer More shocking: they're reforms that are never mentioned by any politicians buff.ly/rTfNmFC

Stop talking about wealth taxes — make these reforms instead
Any sane discussion of changes that both right and left could agree on is being crowded out by tax populism

100% this. New HTML elements are the way forward.
The browser is currently creating lists of scroll markers for our convenience and it exposes them as tabs, regardless of whether the pattern they are used to create is actually a Tabs widget or not. And it does that because—surprise, surprise!—CSS is not where semantics are defined. How does the browser know what an element is? It knows that from HTML.

Semantics should be defined in HTML. And styles and visual affordances should follow from there.

As I mentioned earlier, what I believe we need is native HTML elements with built-in semantics and interactive behavior for creating other UI patterns that currently have no equivalents in HTML. This includes Tabs, sliders, and carousels. And CSS could provide an additional layer of visual affordance on top of that. That would be great!

The politics of local government is already not in a very good way and one reason for that - among others - is that it’s often a bunch of bald men squabbling over a comb. Local politicians often have no ability to make choices: because there’s *no money*. So you end up in a spiral
