Liberal societies need public safety and order in the public realm to survive. Our whole criminal justice system continues to permit harmful acts and disorder. Police are just one aspect but they're both not effective enough as is, and also understaffed in Seattle.

Note to Seattle policymakers who want to expand MHA: The most rigorous study ever done on IZ found that the typical program in CA reduces homebuilding by nearly one third. And all renters pay the price in higher rents caused by the worsened shortage. Unfunded IZ is a regressive policy.

Good on CM Foster for stepping up on dialing back MHA! Not so good, though, about expanding MHA into NR zones. IZ is especially bad for small scale projects, which is why Oregon state law bans IZ for projects with 10 units or less. And the only real way to get the IZ dials right is to fund it.

There is a legal mandate that goes into effect this year for all city budgets to be balanced for 3 years (not just 1). Any mayor would have had to balance this budget through 2030.

Popped into Seattle City Council public comment today to support the MHA tax reduction (regressive tax on housing) and oppose the addition of MHA to all former single family zones. Look at that crowd! Nearly every builder in the whole damn city showed up and they all had “proud YIMBY” signs. 🤩

A tunnel was never really considered due to cost. But elevated tracks were campaigned against by neighborhood groups and business. They feared that underneath areas would become hot spots for crime and that people wouldn't stop at the businesses along the route.

The biggest US transit story of this year has been the massive growth of Seattle Link Light Rail ridership in the wake of the 1 & 2 lines connecting The Link moved a record 5M passengers last month, up 35% from last year, and it's now America's biggest light rail network!

The two hardest and most unforgiving facts in housing policy are that it actually costs a lot of money to build new homes and that the rents that poor people can afford are not enough to pay off the cost of construction.

Excellent discussion of how a land value tax can help cities get more housing built and boost economic development in their downtowns. WA state could authorize the equivalent of an LVT with the Vibrant Cities Act, which will be a top legislative priority for @sightline.org in the 2027 session.

A bike lane and hundreds of affordable homes in Magnolia have both been delayed since 2008 thanks in significant part to SEPA. Getting people out of cars and building new affordable housing in the City are both good for the environment!

We affirm the SHB and KCSC’s grants of summary judgment to the
Coalition. The Missing Link is not categorically SEPA-exempt, and the City must
meet SEPA requirements if it moves forward with the Missing Link. The Coalition
had standing to make its challenges, and Cascade’s jurisdictional challenge is
now moot. Finally, the KCSC did not violate the separation of powers in its order
requiring the City to comply with SEPA.

MHA is like taxing farmers during a famine.

Seattle is about to get screwed. King County Council is proposing to increase our sales tax and send it to wealthy suburbs that don’t want to pay for their own road building. It will soak Seattle for $3 million a year, in perpetuity, to maintain roads in Medina and Bellevue. Ask for a fair deal 👇🏻

In a letter to King County Councilmembers, eight members of the Seattle City Council call a proposed Seattle-only cap on pass-through funding from a new countywide 0.1% sales tax "not acceptable nor equitable" and ask that it be fully dropped at Friday's planned vote.
As King County considers new revenue options for funding roads maintenance in unincorporated King
County, a focus on affordability and equity is critical. Passthrough dollars to cities is a good start, but the
proposal to cap that funding and restrict how it can be spent is not acceptable nor equitable. We ask that
King County Council consider removing the binding cap that solely impacts City of Seattle.
Under proposed Amendment 2A, our central staff analysis suggests that cities like Hunts Point, Yarrow
Point, Beaux Arts Village, and others would receive a disproportionately high amount of passthrough
funding per capita. And the redistribution of Seattle’s sales tax dollars won’t go to the small cities that
need this funding most, like Skykomish and Carnation; these dollars will go to medium and large cities
such as Redmond, Kirkland, and Sammamish. Meanwhile, Seattle will receive the lowest per capita
amount of any city in King County. Further, under this amendment, the total amount Seattle would be
eligible for would drop dramatically from approximately $4,812,197 to $1,910,625. Like many cities, the
City of Seattle is grappling with a structural budget deficit and increased demand for city services. With
this in mind, we have significant concerns with a proposal that will shift our residents’ tax dollars from
Seattle to other cities.
Seattle voters frequently champion transportation investments at the ballot box, and we do not take that
support for granted. Per the authorizing RCW 36.73.020, jurisdictions are able to establish transportation
benefit districts to fund transportation improvement projects, and we encourage more jurisdictions to
consider establishing their own transportation benefit districts to fund their own services.Seattle residents already pay the highest sales taxes in the country. That is not something to be celebrated,
but rather it reflects our deeply regressive tax code and the limited revenue options afforded to
jurisdictions to fund our basic services. The poorest Seattleites pay a higher percentage of their income in
taxes than any of the residents of the county’s richest enclaves.
Seattleites have shown we are willing to shoulder our fair share of the burden, but our residents deserve a
fair share of the returns. Should a King County roads measure pass, it must include passthrough funding
without a cap.

SEPA is designed to stop development and change. It cannot be reformed. It stalls upzones, transit projects, and yes, even reopening grocery stores under the same use. It shouldn’t be reformed, it should be abolished.

I will say I have heard a *lot* of people in NW Seattle saying some variation of this. "We agreed to all this density, now they're taking away the train." Doesn't justify NIMBYism to me. But yanking away the rail line everyone voted for is going to create a few more NIMBYs anyway. An own goal.

Normies think “developers” are any real estate professional who makes money, not people who build new homes; “affordable housing” is cheap apartments they can afford, not means tested subsidized housing; and “condos” are any new multifamily housing, not apartments people own.
