Washington is the ONLY state to have both senators with A+ grades in the 2026 Senate Tariff & Trade Response Index. Way to go @cantwell.senate.gov and @murray.senate.gov!! cnliberalism.org/senate-tarif...

Seattle also has more affordable studio and 1-bedroom apartments!

Alternative 4 with additional bus priority would probably be best. It shrinks traffic queues by getting cars to lane select earlier on and reduces the number of intersections.

A slight reduction in required building separations between buildings, from 6 feet to 5 feet, allowing more flexibility Commercial uses, including restaurants and stores are now allowed citywide

Seattle will implement the state parking bill 3 years early, eliminating parking requirements for all units less than 1,200 square feet and greatly reducing commercial parking requirements

Seattle New Liberals @seattle.cnliberalism.org · 12/10/2025
There's also a number of wonky amendments. Setbacks were changed, to allow 3 foot setbacks on small lots near transit, and allow a 3 foot minimum, 5 foot average instead of a 5 foot minimum side setback

Seattle New Liberals @seattle.cnliberalism.org · 12/10/2025
The above amendments will unlock Neighborhood Residential zones, they will now allow *more* housing that low-rise 1 or 2 townhome zoning, that have already been successful. In the next phase the city will have to go back to improve low-rise zones so they're not worse than NR.

The council also voted to exempt ADUs from floor area limits and density limits, and to allow ADU unit lot subdivision, but because those changes would generate so much housing, it will require additional environmental study.

Seattle New Liberals @seattle.cnliberalism.org · 12/10/2025
Even though 4 principal units are allowed on every lot, ADUs still offer a number of regulatory and fiscal advantages. ADUs were strengthened, now allowing two 1,200 sqft ADUs per lot if they have 3 bedrooms, and are now exempt from MHA housing taxes.

Seattle New Liberals @seattle.cnliberalism.org · 12/10/2025
Allowable floor area for middle housing was greatly increased, from 1.2/1.4 FAR to 1.6/1.8/2.0. On every lot you can build four 2,000 square foot townhomes, or 10 900 square foot stacked flats. If the units are type A accessible they are exempt from those limits.

Seattle New Liberals @seattle.cnliberalism.org · 12/10/2025
The council also passed a few simple ways to achieve 42' height, through meeting a green factor and stacked, 20' front setback or a tree canopy that would cover 10% of the lot at maturity
100 1
Seattle New Liberals @seattle.cnliberalism.org · 12/10/2025
Type A accessible rules typically only add a few thousand to the cost of a townhome, requiring things like accessible counter heights and bathrooms. All developments that opt into type A would only be bound by height, setback and parking dimensional limits

Seattle New Liberals @seattle.cnliberalism.org · 12/10/2025
Seattle passed out of committee one of the strongest middle housing rule sets in the country, here's a breakdown of the changes that will supercharge housing production 🧵 First, Type A accessible units are exempt from floor area limits, lot coverage limits and density limits.

CM Rinck's amendment to exempt ADUs from MHA fees is critical to ensure Neighborhood Center's don't unintentionally *reduce* development. As it stands, in an LR1 zone, if you want to build the duplex below in your backyard, you have to pay $88,000 in fees. in SFH zones? Nothing.

Some wonky amendments: AMR amendment to allow area in ECAs to count towards density. Often ECAs are underground streams that don't affect construction. Strauss amendment to improve rounding, allowing for more density on lots <5,000sqft

Seattle New Liberals @seattle.cnliberalism.org · 05/08/2025
AMR has more in addition to the ones announced on Friday, including allowing ADU lot subdivision, larger ADUs, and allowing ADUs to be exempt from FAR, density limits and MHA. All of these ADU changes could enable combining middle housing with ADUs, resulting in much more FAR.

Bob Kettle also proposed an amendment to outright eliminate the proposed amenity area requirements. The amenity area requirement would've added lots of site planning costs, weakening developer freedom

Seattle New Liberals @seattle.cnliberalism.org · 05/08/2025
Bob Kettle proposed an amendment to increase Floor Area Ratio for four unit middle housing from 1.2 to 1.6. This is a huge jump that allows for 4 2,000sqft townhomes on every lot.

This map shows presidential election swing from 2016 to 2024. It's extremely obvious that Adam Smith is in tune with his district and recognizes what Dems need to do to fix it. (from WApolwatch)

It's clear that @adamsmith.house.gov is correct. The Dems need to move away from the left and calling him ignorant, bigoted, or racist is part of the problem. As he says "Blue city problems are turning off Midwestern voters". If you care about winning in 2028, listen to him.

We face a national housing shortage, made worse by local zoning restrictions that stifle new housing production. Right now, Congress has the chance to require cities to start reporting on their local policies that impact housing production, but we need to act quickly. 1/3
