Un decreto ley, decenas de medidas

La anunciada prohibición de compra de vivienda a fondos buitre tiene muchas excepciones. Cualquier empresa puede comprar muy por debajo del precio de mercado si firma un Código de buenas prácticas con “las autoridades competentes”.
Establece tres tipos de suspensiones de desahucios: si demanda una empresa especuladora, se suspende sin compensaciones, hasta final de 2030; si no lo es, un nuevo sistema estructural obliga a las administraciones a dar alternativa o pagar el alquiler de personas vulnerables para evitar el desahucio; en el resto de casos, y solo si quien demanda tiene tres o más viviendas, se suspende y se les compensa, al menos de forma temporal, y hasta el 31 de diciembre de 2030.
Valida la prórroga de dos años de marzo y aprueba una nueva, que se puede pedir si tu contrato acaba desde mañana hasta diciembre de 2028.
Pone tope a las subidas anuales de renta hasta que acabe 2027: si el alquiler está por encima del índice del Ministerio, no pueden subir nada. Si está por debajo, un máximo del 2%.
Por regla general, y también para contratos anteriores, el tope en la revisión ya no es el IPC, sino el IRAV. También en contratos posteriores.
Regula contratos temporales, que solo pueden serlo si está justificado, y de habitaciones, que entran en la LAU.
Prohíbe las indemnizaciones al casero si te vas antes de que acabe el contrato.
Delimita los gastos que pueden obligar a pagar al arrendatario y nunca se le pueden cobrar los impuestos sobre la casa.Establece un sistema para obligar al casero a que acepte un presupuesto o proponga una alternativa en casos de desperfectos que afecten a la habitabilidad.
El derecho de tanteo y retracto sigue vigente aunque la vivienda se venda en bloque con otras propiedades y no se podrá renunciar a él en el contrato de arrendamiento.
Bonificaciones fiscales a los caseros, aunque alquilen a precios desorbitados o multipliquen los precios. Si alquilan a jóvenes y es su primera vez, pueden deducirse el 85% poniendo el precio que quieran.
Bonificaciones de una parte del alquiler para quienes cobren menos de 33.000 euros. De un 10% y como máximo, para quienes cobren menos de 23.000, de 1.600 euros al año.
El IVA de los alquileres turísticos sube el 10%.
Préstamos sin intereses para pagar la entrada, pero sin aclarar quiénes podrán acceder.
Permite a los ayuntamientos subir el IBI a los alojamientos turísticos hasta el 150%.
Las SOCIMIS pagarán más impuestos si no dedican el grueso de su parque a vivienda asequible.

Here are some facts about "watermarking" LLM text. It's impossible to watermark text in a way that would perfectly discriminate between AI and non-AI text because that is just not a function of the text. A person or an LLM can conceivably produce any text. You can only make probabilistic guesses.
