Yeah so in that exact 2bd example, condos <$600k 2bd tends to be much older stock (def pre-‘05 seismic standards, often also pre-‘97), difficult to retrofit AC, etc etc Then you add the HOA and it almost always becomes more expensive than the much newer $700k townhome w/ AC for total cost

totally agree, but naïvely one would think that construction type should be balanced out by the sheer # of units, and HOA should be balanced out by envelope maintenance & insurance, and less envelope to maintain / household *should* == cheaper. But it never seems to (for what’s on market anyway)

Why do you think is the reason condos of a comparable size and quality don’t seem cheaper to own in Seattle than a townhome on a per-bedroom (or per-sqft, whatever)? And in many cases are way more expensive This never made sense to me. You’d think the economies of scale of a condo should always win

Thankfully the course is 700 yards wide, which gives plenty of health buffer between the freeway and housing. Plus the hydrology of the west side of the course already means more of that side should be floodplain

In our opinion the much more promising approach is to create a golf carveout to 118477, since paid and barbed-wire-fenced golf with no meaningful "open"ness and no safe traversal should not be considered a "park" or "open space" use

fully agree, but the two really should be decoupled. The former would be an absolutely incredible win. But it won't guarantee the latter, since one would plausibly still have grounds for a 118477/I-42 challenge since the text of the law says "equivalent... location... serving the same community”.

But we need 2-5 volunteers willing to put in real work instead of just post. There are both short and long term plans and a dozen chess moves.

Ok, srsly, real talk urbanists. If you want to see this not being a golf course in your lifetime, you'll have to put in real work, not just post about what it *should* be. We all know what it should be. But are you willing to put in *consistent, unthanked, unacknowledged* 5 hours / week for 5 years?

I reject the premise of protecting the creek 😄 yes it contains flood mitigation ponds, but the course drains 2/3 of the environmentally sensitive north branch of Thornton Creek during non-winter months to irrigate the turf. jp4all.org/learn-more/e...

To my knowledge, the Seattle Times has never once asked him about his background at Camp Cropper despite the fact that documented abuses were reported by multiple international organizations during the same timeframe as his deployment
