My most radical take is that TOD is a scam invented by single-family home preservationists to find a scientifically sound way to concentrate "those people" is specific areas outside of where real people live, and urbanists have embraced it because it's better than nothing.

I find that in the Nashville region, for example, reducing minimum lot size requirements from current rules down to 2,500 square feet could take single-section manufactured housing from economically viable on 0.77% of land to 12.77% of land (shown in dark green)

Cities are living things and neighborhoods change as newcomers leave their mark. This is okay, even if it is often uncomfortable. The best thing we can do is build a lot of new homes so that new people can move in without displacing long time residents.

I can tell I haven’t ridden my bike enough recently bc I seriously considered for a moment whether it was worth it to keep biking despite the high risk of getting killed. Actually, I haven’t felt the wonder of biking enough recently bc I haven’t been on my bike! I need this heat to stop

This is even funnier just getting back from Toronto where I saw about a dozen buildings of 20+ stories currently under construction/in review next to (notoriously slow) STREETCAR lines Brother, you live in Berkeley. If you hate cities this much, maybe try Easley, SC. You can drive all you want!

I won't claim that riding a bike fixes everything, but moving your body, getting some fresh air, and being face to face with nature on a simple commute can do so much for your physical and mental health. You don't always have to leave the car at home, but give it a try sometime if you can.

so much of online discourse is indistinguishable from the business owner who claims that most of their customers are economically disadvantaged car drivers who absolutely have to have free parking in front of their store. Actually, it's the business owner who wants free parking, but it's not acceptable to say you want something for selfish reasons, so you make up some marginalized group that wants it.

In fact, YIMBYs have plenty to say about power relations, inequality, and redistribution; it’s just that the anti-YIMBYs of the left haven’t been listening. In my own view, wealth inequality is both a cause and a consequence of the housing shortage. The “consequence” part should be relatively easy to grasp: housing shortages benefit incumbent landowners and rentiers, who see their property values soar and discover they can demand increasingly exorbitant rents from prospective tenants. Meanwhile, those of us who can’t afford to purchase homes see a greater share of our income disappearing into our landlords’ bank accounts instead of growing through savings.

There’s another layer to this inequality story as well: the really pronounced housing shortages are in “superstar” cities like San Francisco, New York, and Los Angeles, which have high-wage local industries. Access to those industries can help some people ascend the class ladder, but high housing costs in those cities are just as likely to prevent them from ever getting their foot in the door.

As for how inequality causes housing shortages, Trounstine’s work—as well as the work of Richard Rothstein, Yoni Appelbaum, and others—helps point the way. In this case, the key point is that America’s land use system is a direct product of its twentieth-century racial caste system. White property owners deliberately restricted housing construction in their cities in order to ensure that prices and rents would stay above what most non-white families would be able to afford, guaranteeing that racial segregation would persist in fact even when racially restrictive covenants and other more explicit de jure tools of segregation fell out of favor. Maintaining racial segregation in these communities was only partly an end in itself; it was also a way of maintaining the economic power of exclusive white communities by protecting their monopoly on well-funded schools and other key amenities.

This all reminds me of the IZ debacle in PGH. There was an IZ “pilot” of sorts done through an overlay in a couple of neighborhoods. It notably stalled/killed a couple of housing projects. Pro-housing advocates became skeptical of its effectiveness.

This is my Take too. It is good to ensure people have access to necessities. It is extremely not obvious that loss leading state owned grocery stores are the best way to do that but not so entirely obviously a bad idea that it's not worth trying. Trying is what Mamdani is doing, so fair play to him.

I think Zohran’s grocery stores are a worthwhile policy experiment. That said, the idea that people in food deserts eat less produce due to lack of access has been thoroughly debunked. The real problem is that low-income people can’t use SNAP for hot prepared foods.

Houses per (population over 25 - married couples)

Subtracting married couples prevents them from being counted twice, since a married couple doesn't need 2 homes, but 2 single people (ideally) do.

to elaborate for a second: econ 101 will tell you san francisco is expensive because it's bad at building, and it's a very nice place to live. Houston is cheap because it's a less nice place to live, and it's good at building. There's more to housing, but this is actually a good first pass!
