Especially since the fad in US transit is to say that a lot of people can’t afford a $120 monthly or even $30 weekly pass and so we need to replace it with fare capping, even if it exacerbates fare evasion issues!

Short-term rental bans have become sort of a progressive cause since the debate frames investors and tourists against long-term residents, but it's kind of ironic that requiring people to pay more rent at a time has come to be seen this way.

To sign up for kindergarten soccer I had to sign an agreement to observe a 24-hour cool down period before discussing any disagreements with the coach. I can't imagine needing a cool down period for anything related to youth soccer short of an adult drop kicking a kid.

Construction is happening in San Diego and Sacramento where rents are lower. The interest rates and construction cost problems are real but this is a self inflicted problem in Los Angeles thanks to ULA and high impact fees. www.latimes.com/california/s...

His company is the only one who makes the product. Their cost proposal is to require it. He said the cost is $150/unit. His website says $250/unit – I asked what’s up with that. He said $150/unit is the bulk pricing. I went to the website and requested bulk pricing…it said $250-$375/unit.

This crazy case is a good example of the difficulty and importance of careful bill drafting. Virginia has a 2023 law that was intended to give parents the discretion the give their kids reasonable independence. But the good new law didn't root out the old bad laws. reason.com/2026/09/02/v...

Due to weird zoning that encourages mixed residential/office use at the building level, we have a number of high rises where the bottom half is office the top half are residential. These strike me as the rare good office to resi conversion projects because the floor plate already works...

My prediction is that all of the trashy, gaudy architectural stuff gets publicly destroyed early in the next presidency, but the massive increases to the power of the presidency... are pretty neat actually, and whoever we elect will probably keep them for use in new and creative ways.

In the last few years Portland has fully funded inclusionary zoning, suspended development fees, & auto-approved limited zoning variances. Seems like that might: 1) boost housing production ~50% (from a very low baseline) 2) let us respond promptly if more people start wanting to live here
