Have you heard of “The Populist Playbook?” A few years ago, I posted what I still consider one of my most important messages. It was about “The Populist Playbook” that I’ve watched play out often over my 33+ years of city planning. Since then, it’s only gotten worse. Do the steps sound familiar?
Step 1: deliberately scare people with misinformation and lies about what a proposed policy or plan will do.

Step2: wait for misinformed people to complain.

Step 3: say that “clearly people are concerned,“ so we should “listen to the people“ and reject the plan.

The Populist PlaybookStep 4: mainstream media “reports the controversy” rather than the fact it was manufactured, and the amplify the quotes of those who manufactured it..

Step5: other elected leaders who know the truth, still vote against the good plan or policy, because they’re too afraid of the “heat.“

Here is where the bubble dynamics get complicated. Tech firms don't want to formally take on debt that is, directly ask investors for loans because debt looks bad on their balance sheets and could reduce shareholder returns. To get around this, some are partnering with private-equity titans to do some sophisticated financial engineering, Paul Kedrosky, an investor and a financial consultant, told us. These private-equity firms put up or raise the money to build a data center, which a tech company will repay through rent. Data-center leases from, say, Meta can then be repackaged into a financial instrument that people can buy and sella bond, in essence. Meta recently did just this: Blue Owl Capital raised money for a massive Meta data center in Louisiana by, in essence, issuing bonds backed by Meta's rent. And multiple data-center leases can be combined into a security and sorted into what are called "tranches" based on their risk of default. Data centers represent an $800 billion market for private-equity firms through 2028 alone. (Meta has said of its arrangement with Blue Owl that the "innovative partnership was designed to support the speed and flexibility required for Meta's data center projects.")

To carry 50,000 people per hour in each direction, a city needs a 175m wide road for cars. Even if those cars are electric. And then there’s all the parking. OR a city can move A LOT MORE people in a lot less space, with A LOT LESS public money, emissions, pollution, noise etc. Choices. Simple.

Keep in mind: heat pumps deliver greater than 100% efficiency because they're performing a kind of thermodynamic magic trick. This means in a lot of cases it would be more efficient to heat a home with electricity generated from natural gas than it would be to heat it directly with natural gas.
