Timing: All time predictions for Council meetings are speculative and foolhardy. The Legislative Meeting is scheduled to start at noon but never starts on time. The bill is the second item on the non-consent agenda and likely to be heard early in the meeting. The bill could come up for discussion during the Breakfast Meeting, scheduled for 9 a.m., which will not start at 9 a.m. The bill is not on the agenda for the Council of the Whole meeting, which precedes the Legislative Meeting.

I'd love to see a similar study for DC. Inclusionary Zoning is a tax on new, dense housing, that DC's richest households are exempt from, because they live in non dense multimillion dollar mansions.

Back-of-the-envelope, the new IZ study estimates that the typical CA renter household paid an extra ~$110 per month because of the homebuilding IZ thwarted. Meanwhile, homeowners benefit from IZ because home prices rise more. IZ is one of the biggest urban planning mistakes of the modern era.

Reporters should always ask DC politicians when the last time they took the bus, the metro, and a bike was. My bet is that Chairman Mendelson won't be able to answer any of those three questions.

For the second time in a week I would like to express my thanks to a Republican candidate for office in Montgomery County for making clear that opposing zoning reform to allow more types of homes in traditionally single family neighborhoods is a conservative position, not a progressive one
A Facebook post from  current District one and former County Executive candidate Reardon Sullivan reading “Recently the County Council approved Zoning Text amendment 25-2 which will allow developers to build multi-family housing in established single family neighborhoods by right.
This will mean more traffic and parking issues, growing pressure on local infrastructure and changes to established single family neighborhoods where many families have invested their futures.
I believe that growth must be responsible, transparent, and shaped by the people who live in the community.
I believe that the fabric of our neighborhoods are worth protecting and that the voices of the residents that have invested in their homes matter.

Glad to see this on track for implementation next year. The ANC and neighborhood residents and businesses provided feedback from 2023-24 (and presumably beyond) to make this bus priority lane better. The neighborhood (represented thru its ANC) overwhelmingly supports bus priority lanes here on U St.

People mistakenly believe that unfunded inclusionary zoning is a way to tax developers and rich people to fund subsidized housing for the poor. It is not. In reality, it’s a tax on working and middle class renters. Actual rich people, who overwhelmingly own single family homes, pay nothing at all.

When I was on ANC, DDOT gave us three plans for how to redo this section of road. This option was overwhelmingly what we supposed, because it was a good balance of prioritizing safety while also preserving most on-street parking. I'm glad to see this important safety update finally implemented.

Occasionally I used to hire for entry-level positions in intl development. Lots of poli sci, intl studies majors. Sometimes I got candidates who described themselves as "big picture" or "ideas" guys. I never hired them. I needed people who knew that details matter, willing to work on those details.

I've been learning German for the past year. The grammar is not easy but what's really hard is learning the many thousands of words that I need to talk about things that interest me - the rote memorization. Fortunately there are today very good tools to help memorization, such as Anki.

In theory the EU allows personal mobility, allowing anyone to live anywhere. I suspect that in practice, EU citizens move homes less often across national borders than US cits across state borders. The language barriers are real but the small-minded prejudices in some areas can be a bigger burden.

On June 18, the driver of a Prius jumped the curb of a Leesburg Pike service road near Seven Corners and fatally hit 38-year-old Sean King.
