I am tending to look at the D vote share in the averages. Like candidates that are still in the mid-40s I'm a bit skeptical they'll have all the undecided swing their way in deep red states (national tailwinds notwithstanding). There's an adage that the last 1-2% is the hardest for a D to get.

At least I'm not under any illusions it'll go significantly lower for awhile like I would have been if we bought in 2022-23. I didn't pay any points but I did agree to modest additional closing costs to lower the rate 0.125. I was on the fence about at the time, but looking good right now.
