Oh that's right. I made a graph of this for a video. Different parts of Halifax are taxed at radically different rates despite having roughly the same headline rate. Places that cost more to seevice per person are generally taxed at lower rates.
A bar chart showing the current effective tax rate and estimated tax rate needed to break even in service costs. Urban fistricts pay upwards of double the necessary rates to cover their service costs.

This was something a lot of housing advocates saw coming a mile away when the immigration cuts were announced. The fundamental stance of Canadian cities is that they prefer high prices to building housing. They love high prices. Easing off immigration was never going to change that.

Last week, the EU model was forecasting over 100mm for the following 5-6 days. Halifax peninsula (including my place) had over 50mm Saturday night. The EU model had upped the projected rainfalls for later this week, with a couple of bulls-eye areas over SW NS and HFX over 100mm. Stay tuned...
