update: wild moment in the NY governor debate where Hochul says she wishes she pushed even harder on YIMBY policies… meanwhile, Blakeman literally *brags* about how his NIMBY policies have made housing so expensive

fun fact! NIMBYs hired an anti-40B lawfirm to go after by-right apartment next door. by-right, unless it's next to rich people.

In our new report, “Delayed by Design,” buff.ly/B4uKAuk we look at how long it can take to build housing because of local regulations like site plan reviews or because of neighbors who raise objections or file lawsuits.

“We don’t have enough water” is a common excuse for opposing new housing in Massachusetts. Since 1970, the MWRA region has added 810,000 people while cutting daily water demand in half, from nearly 400 million gallons to 200 million through leak repairs and efficient fixtures.

When 58% of a town requires 80,000sf min lot sizes, land costs skyrocket. Starter homes disappear, replaced by giant luxury rebuilds. In Concord, MA, 300 demo permits were filed 2008-2020. Modest 1,500sf homes averaging $591K were replaced by 3,900sf mansions averaging $1.46M.

Underappreciated in the current AI slop zeitgeist is how cheap LLMs have enabled NIMBYs to make AI websites at no marginal cost. I can think of four different private projects just in my adjacent neighborhoods that have their own NIMBY slop sites.

people have no idea how much impact these commissions have. And if you write your local city councilor, you have exerted more political pressure than 99% of the populace. And that's how shit works

Even assuming we ever get to MBTA abundance, the real fight today isn’t against the status quo defenders who oppose a subway like in yesteryear. It’s against the status quo defenders who oppose the 15-story buildings needed along Mass Ave to justify heavy rail.

We could have universal healthcare. We could have high-speed trains. We could have an infrastructure that is not crumbling. We could have universal free college tuition. We could have universal income. Instead, we get this.

Polls may suggest that aesthetically cute duplexes & ADUs are more popular than 6-story apartments in commercial zones. That doesn't mean it's the "better" policy. We've got to do the hard work to persuade people to support effective policies.

I have a hard time deciding whether this is an optimistic thing or not. And I wonder whether housing policy should be treated like financial policy and not left to the average person. I’ve seen what they say, what policy they pursue.

It makes me almost unspeakably angry that we hear how it's a huge imposition for people to have to park a block from their destination (bus riders typically walk several) or to have to *GASP* pay for parking, and meanwhile people walking and riding bikes routinely pay with their bodies and lives
