In the US we use the census to get high-quality demographic data. How often is this updated? Every 10 years. Why 10? Because we decided, in 1790, that this is a good time period.

City of Yes relaxed the Dwelling Unit Factor (DUF), allowing for buildings with average unit size below 680sq ft in some areas, let's call these micro-units. Did micro-units increase? The estimates support this but it's small samples, unlikely to be stat sig. * Caveats below

In NYC, the 485-x program increases requirements above 100 units, leading to the creation of 99-unit buildings. Previously, I've looked at NYC construction filings. Alternatively, we can directly look at 485-x applications made to NY state.

Warning for the open-minded reader on housing: If someone shows you a chart predicting rents via permits, you should usually … ignore it. Overwhelmingly, this is meaningless. In a world with supply and demand, you cannot just use one factor to explain the other.

The 485x policy in NYC keeps giving us 99-unit buildings because of the added rules after 100 units. I've shared lots of charts about this, and now I've turned this into one dashboard. Including your favorite histogram and unit counts that are ... interesting. citytracker.ai/analysis/99-...

The Office-To-Resi Architecture market is concentrated. Few locations, and a small number of very big firms.

Chris Goldammer @floorarearatio.bsky.social · 02/08/2026
With 485x, the 99-unit cliff creates incentive to make units bigger. Suggestive evidence: Median unit size +30% If that holds: 485x increases average rents, even after accounting for the affordability subsidy requirements. Example: 20% affordable +30% unit size => Avg rent is up, a lot

Chris Goldammer @floorarearatio.bsky.social · 02/08/2026
The 485x tax subsidy in NYC started in 2024 and has higher requirements for buildings of 100+ units. Did this affect the number of units for new construction? Let's look at the unit sizes before and after:
