Too early to have a lot of data, but the real estate valuations are what they are, and they have dropped by ~$150K for our house in the last 6 months. We'll see what happens over time. But if there is a rebound it will probably happen after we are gone.

David can say "Cry me a river" since it is not his investment getting whittled down. We'll be OK, but there is a sense of powerlessness about highhanded decision-making by municipal bureaucrats and gaslighting about faux consultation that doesn't leave one with a great feeling.

Then city planners impose new zoning bylaws that place very few restrictions on developers, while providing tax incentives for them to demolish houses and replace them with 8-plexes. Larger 100+-unit buildings on the arteries. No meaningful consultation with residents, a free-for-all for developers.

I know this is a first world problem, but there is a sense of betrayal that overlays other perceptions. You buy a house in a central location, so that your daily commute consists of two nice walks. But you pay a premium for location, and you do it willingly. You spend years upgrading and optimizing.

I agree that this is what you would think. But in practice everyone's assessment is going down, and our realtor confirms that the market for sellers is getting "softer" as new densification happens. In the long run, what you describe may happen as single houses become a rarer commodity.

OK, I see your point. But let me tell you, watching the home equity you were counting on for your retirement years get eroded by 10-20% as multi-unit structures get built nearby is definitely a real thing, and not a particularly fun experience.
