The New York City subway system is absolutely amazing, with the two main exceptions being how unbelievably hot subway platforms get in the summer time, and the fact that it is incapable of dealing with moderate amounts of rain.

BREAKING: Zohran Mamdani announces click-to-cancel rule for NYC. This rule is aimed at guaranteeing New Yorkers can cancel subscriptions as easily as they sign up — and stopping corporations from trapping customers. This will save New Yorkers up to $162.5 million per year.

Until our federal government creates rational healthcare, retirement, and public benefits programs (and even after it does), no one can avoid making a wide variety of high-stakes financial decisions. And even financial markets with much more serious regulation than we have today will require skills and knowledge to navigate. If sound financial advice is not made available to people regardless of income, it will be yet another thing hoarded by the wealthy. The rest of society may be forced to rely on AI-generated advice, which, even if it works reasonably well, is likely to worsen inequality, and comes with risks of sycophancy (making overconfidence worse), hallucinations, reducing metacognition, and manipulation by fintech funders.

Fortunately, financial empowerment need not be embedded in a project of responsibilization and bank propaganda. It can, instead, be part of a project of mutual aid, risk-sharing, and collective power building. Indeed, financial empowerment can be part of a system that undermines, rather than reinforces, the power of banks to shape our lives.

Incredibly informative piece. This argument alone -- that rent increases have long tracked overall CPI, and overall CPI is heavily driven by market-rate rents -- would justify freezing rents for several years.
Allowing overall CPI inflation to guide rent-stabilized unit rent increases, though not mandated by law, may at first glance appear as a sensible policy choice. One could argue that rents must keep up with inflation so that landlords can afford to maintain buildings. But this misses a key fact: CPI inflation in New York is itself driven largely by market-rate housing inflation. Indeed, CPI includes rent of primary residence, and housing inflation accounts for about 35 percent of CPI as a whole.
