This was something a lot of housing advocates saw coming a mile away when the immigration cuts were announced. The fundamental stance of Canadian cities is that they prefer high prices to building housing. They love high prices. Easing off immigration was never going to change that.

Since we're doing Discourse About Things Not Built, I think this is clever: - Getting under New York Bay is exceeding difficult. - The Midtown PATH tunnels are under utilized. Cleave the PATH into two lines: one east-west (WTC to Newark); one north-south (Midtown-HOB-Bayonne-SI)
The schematic from back in the day. Doesn't seem to have advanced beyond a very tentative 'this could make sense' on the map.

When a 1-unit house is replaced with ONE larger house, the new house is ~3X pricier. When replaced by 5+ houses, each new house will be (on avg) cheaper than the original house. www.aei.org/research-pro... Change is part of the deal. Will we choose greater physical change, or greater price change?
Bar graph.
TITLE: Conversion Properties: Median Price Change between the Unit Replaced and the Median of the New Units Built: by Total # of Units After.
NOTE: A conversion is defined as the act of tearing down a an existing single-family detached structure and replacing it with a new structure of varying unit totals. Data pertain to over 3,000 conversions identified in Seattle, which resulted in about 12,000 new units from the mid-1990s onward.
Source: AEI Housing Center, www.AEI.org/housing
The price change for 1 unit replacing 1 unit is 200%, for 2 units is ~50%, for 3 units ~15%, for 4 units nil. For 5+ units the price change is negative.

This is so, so well-articulated.
People call this friction "grunt work." Schwartz uses exactly that phrase, and he's right that LLMs can remove it. What he doesn't say, because he already has decades of hard-won intuition and doesn't need the grunt work anymore, is that for someone who doesn't yet have that intuition, the grunt work is the work. The boring parts and the important parts are tangled together in a way that you can't separate in advance. You don't know which afternoon of debugging was the one that taught you something fundamental about your data until three years later, when you're working on a completely different problem and the insight surfaces. Serendipity doesn't come from efficiency. It comes from spending time in the space where the problem lives, getting your hands dirty, making mistakes that nobody asked you to make and learning things nobody assigned you to learn.

Worth a read. Seems to me that the holes in the ground in the middle of a plaza were a kludge and were actually intended to be in the basement of a planned building. With infinite money, they'd be better off putting the station entrances on corner lots and erecting buildings on part of the plaza
