Listen: I don’t want to minimize the danger of high e-bike speeds. But if the problem here is that stores sell e-bikes that can drive faster than legal limits, then where’s the story about how literally *every car dealership has been doing the same thing for decades*?!?

Hidden cameras show some stores unlocking speed limits on e-bikes, selling e-scooters that go up to 120 km/h | CBC News
A new hidden camera investigation by Marketplace shows how some stores are selling e-scooters and e-bikes with top speeds much higher than provincial speed limits and with recommended rider ages young...

Can recommend this trip, the views in Northern Georgia especially in the fall are really great, especially after a good night's sleep.

So if I'm reading this right, Green County conducted a bunch of illegal stops on ICE's behalf and then covered it up.

The motorist community needs to clean up its act, especially if drivers expect taxpayers to keep building car lanes.

The next time you hear someone say “we are building too much in Charlottesville and Albemarle,” sharing this information might be helpful. We definitely have not built enough if we are second worst in the country in terms of one measure of commuting rates.

In light of great reporting from @nathanalderman.com, seems like a good time to remember that our Dem governor's opposition to ICE has been tepid at best.

There's a speed limit sign on Ivy Road under a tree of heaven that's so covered in spotted lanternfly shit that you can barely make out the words. How many shit-covered signs would make invasive species a proper state priority?

On June 23, the Greene County Sheriff's Office conducted a massive immigration sweep, as part of its 287(g) agreement with ICE. Per ICE, the agencies detained 49 people that day. By law, GCSO's supposed to report data on every traffic stop to the Virginia State Police. But ... what if it didn't?

Man, this is really a rough time to be a 25yo dev. Yeah, it's been a big transfer for sure. But the ultra-wealthy keep the young people fighting with the aging middle class so we don't form a progressive tax coalition. So far their strategy is working very well.

Progressive taxes and massive building to bring down costs. But I understand you're trying to operate in the realm of higher probability. I have the luxury of waving off the difficulty of actually getting those two things. 😛

TIL that Florida caps property tax increases at 2%, so people are paying for an assessed $120k when a first time buyer would get the full $450k assessment. "Young people should just pull themselves up by their bootstraps."

It’s a shame Sean didn’t catch the audible gagging sound from the audience when I said this but 🤷🏼‍♀️. This is why we have community input in the master plans, and this particular one has been revised multiple times and the density has stayed the same! c-ville.com/albemarle-su...

The contrast with by-right McMansion is striking. It’s like I’m grocery shopping for myself and can buy whatever I want, but if shopping for my family the whole community can argue over what’s in the basket and I end up leaving the store empty handed…

5-1 (Mallek against), 3 acres across from Harris Teeter will be rezoned R6 for a project that would bring 18 units, mostly townhomes, 20% affordable for sale, plus a paved pedestrian path from Cory Farms Rd. to Colony Drive. A win for housing in Albemarle County!

Chair Galloway: PC doesn't govern BoS. Our decisions are independent. "If we don't put the density in the development area, it will put pressure on the development area boundaries." Says he wouldn't vote for R4. The affordability benefits wouldn't be there.

"I think there are going to be, unfortunately, fewer single family homes, because of the cost of land" and constraints within the development area. (Single family homes are truly on the verge of extinction.)

Michael Crenshaw @crenshaw-dev.bsky.social · 03/09/2026
Kirtley: if the neighbors want to "welcome new friends" like they say they do, they're gonna have to work together to maybe compromise on density on the southern portion of the development.

Missel says it's only gonna get tougher as we use up space. We might have to look at adding to the growth area, since the available land is so difficult to work with. tl;dr - votes yes.

Michael Crenshaw @crenshaw-dev.bsky.social · 03/09/2026
Missel agrees with Pruitt that this land will be less beautiful. (I hate this framing of building homes SO much. This is really the role of the supervisors, aesthetic critique? Breathless proclamations of love for idyllic single family housing as opposed to MY KIND OF HOUSE??? Dudes, shut up.)

Michael Crenshaw @crenshaw-dev.bsky.social · 03/09/2026
Missel: "I'm interested that there's no one who has spoken in favor of this except the applicant." (Man I can't be everywhere.) Thanks Galloway for going over the 5? 4? reasons to vote no. (No one knows how many, they made it up in a panic.)

Pruitt points out that 10 units wouldn't trigger affordability requirements, even if it were economically viable for the developer. We'd lose affordable units. Says easement legal dispute isn't in Supervisors' jurisdiction. Maybe not even stormwater, but he's gonna consider it anyway.

Michael Crenshaw @crenshaw-dev.bsky.social · 03/09/2026
Pruitt: this neighborhood is beautiful, and it will be less beautiful after development. (wtf.) Wishes there were "higher levels" of community engagement. Wishes there were more revision between iterations. (Like what???) Says this has been really frustrating.

If we don't want infill, but we do want housing, there's a way (expanding development area.) Says her only problem with the plan is that it's not more buildings and they're not taller.

Michael Crenshaw @crenshaw-dev.bsky.social · 03/09/2026
Master plan says yes density. This is across from Harris Teeter. "This is how the process works." People buy land, sell land, develop. If you wanna stop development, buy the property.

Duncan: my planning commissioner would voted yes. (Hell yeah. And Nathan would've had backup.) Believes governments should do the maintenance, not the HOAs. (Facts.) But that's life.

Michael Crenshaw @crenshaw-dev.bsky.social · 03/09/2026
She's echoing that the new residents will be responsible for snow removal and trail maintenance. I'm so confused why this is such a focus. You have a plan for the government to pay for that? If not, that's just life in Albemarle, fam.

Michael Crenshaw @crenshaw-dev.bsky.social · 03/09/2026
Public hearing closed, it's all supervisor talk now. Mallek: slopes too steep, roads too narrow. Protect the existing neighbors. The development is "contrived". Thinks residents will walk on the neighbors property instead of the paths to go to the store. (Huh?)
