Rental laws are absolute BS that are geared to benefit landlords and steal more $$$ from renters. A family member has managed to buy a house (yay!!!) but has to break their lease. They just received an email specifying they basically have to prop up the landlord until they can find a new tenant.
As you are breaking your lease you will be liable for the following:

1.Rent until the date a new tenancy commences, or 4 weeks past the return of the keys.
.2.A Pro Rata portion of the letting fee for finding a new tenant for the owner.
(Break Lease Fee)
3.A Pro Rata portion of any Advertising costs for a new tenant.
4.Any other costs under original lease vacating conditions.

Energy nerd Christmas was yesterday, with the release of the Australia's official energy data for 2024–25. I think the share of Australia's gas being sent offshore hit a new all-time record high for the year, which is neat unless you are running an Aussie business or home that uses energy.
Australian gas production and use in the 2024–25 financial year
As with every other year in the past decade, Australia produced far more gas than it used in 2024-25.

76.5% of all the gas produced in Australia shipped overseas via one of Australia's 10 liquefied gas terminals. Another 8.3% of all the gas produced in Australia was burned by those gas export terminals and their supporting infrastructure to produce, process and compress that gas for export.

Well under one-fifth of the gas produced in Australia went to Australian users of the fuel. Gas exporters burn more of their own product preparing gas for export than any sector of Australia's domestic economy.
