That policy outcome you want is downstream of good land use policy and housing affordability.

Huge YIMBY win at the CNN Talarico town hall tonight: asked about lowering housing costs, Talarico touts his work on single-stair reform! "Our outdated buildings didn't allow for single-stair housing, which is smaller apartments, smaller condos. It’s a great entry point for homeownership."

I’m just presenting the steel man argument. Whether the benefits are worth the trade offs, maybe not. But there is a case, even if many of us don’t come out on the side that IZ is good always or ever.

Very very easily. Sure, if hand waving were all that is required to implement policy. In reality, unwinding our stupid Rube Goldberg system is very hard and people are trying things to nibble around the edges, many in good faith. Obviously land value tax would fix this, but we aren’t there.

The best arguments for it are that it creates mixed income buildings/neighborhoods. This is good and should be funded somehow. Also, a stable long term IZ policy can get priced into the land costs, but we have way too many moving targets for that to be convincing.

Good on Andy Beshear, seriously. This is good. But let’s not pretend he doesn’t need something besides being good for all time zones to get Democratic primary voters to get excited about. Gavin, conversely, needs to convince people he didn’t just emerge from the Folsom Street Fair.

Try this, i used to work in an environment dominated by native Cantonese and Vietnamese speakers. Matching the broken English (dropping verb “to be”, etc) and accent was 100% natural and accepted. If I did it in front of a native English speaking UC grad they would fillet me. Context is king.

Is your goal improving public transit? Legalize apartments. Is your goal fixing municipal budgets w/out raising taxes? Legalize apartments. Is your goal to have more arts & entertainment in your neighborhood? Legalize apartments. Is your goal to save democracy from fascists? Legalize apartments.

Problem is the city is often doing the work with federal or state dollars that get overseen by Caltrans. Also, City’s have lawyers who are party poopers. Alameda has had Caltrans relinquished ROW before for greater control. But usually the maintenance burden is too scary for PW staff.

Striped median and a bike lane buffer. Insane to be worried about 6 inches in that scenario. Central Ave in Alameda got 10.5’ on CA-61, approved by Caltrans a long time ago.

Love the California ballot system. Does it produce good law? No. Does it reduce the power of special interests? Think again. But is it better for outcomes? Shut the fuck up it’s time to talk dialysis.

I normally say cities should get out of the way, but if you’re gonna require vertical mixed use, you have to do more than zone and pray.

Right, but cities zone for ground floor commercial, reasonably then stop there. Reality is, if commercial doesn’t add $$, Cities need to treat it like any other community benefit/infrastructure component of a project. Either don’t require it, or be more prescriptive to achieve success.

Mixed use developers often only care about the residential to make money. The commercial component doesn’t help the pro forma, so they just build the minimum shell and let it rot unless some megacorp can figure it out. Market wants many small commercial units, builders don’t provide that.

light industrial not have off site impacts - odor, noise, vibration, etc. At minimum data centers can have measurable noise and vibration(?) impacts. Arguably heavy industrial.

Regardless of how you feel personally about windowless bedrooms and whether we should preclude the possibility for others, wouldn’t a proud bureaucrat at least agree we shouldn’t let a private entity with narrow interests write our regulations? That should be our job.

The building code should be written by bureaucrats and debated by politicians. Outsourcing this to a private trade group with parochial interests makes it harder to solve our biggest problems.

Why legalize enough housing construction to make the city broadly affordable when instead you can come up with bespoke BMR solutions for preferred classes of people and then require potential tenants to prove they belong to X preferred class www.sfchronicle.com/entertainmen...

S.F. is building housing for artists. Now it has to decide who gets it
San Francisco is creating a formal process to determine who qualifies as an artist, a new certification required for city residents hoping to live in this affordable housing development.
