This is the "Three/Four" - an accessible passive house 9 plex that could work citywide within existing R1 zones. To work it would need: 1. Remove (or) increase the unit cap beyond 6 units 2. Increase max height ~3m 3. Increase building depth (but keep the same lot coverage) 4. Remove density fees

Earlier this week, the Baltimore County Council held a hearing on pursuing a Transit-Oriented Development designation for Lutherville Station. This project has been years in the making and represents a huge opportunity to add new homes and businesses right next to the light rail.

🤯 A car-free car racing event? Sounds impossible! In the Netherlands last weekend, nearly all of the 110,000 fans attending the #Formula1 #GrandPrix arrived by bike or public transit. Cars were practically banned. Ironic to say this: but it's a masterclass in sustainable mega-event planning.

who up navigating Hostile Pedestrian Infrastructure
To the right, a four lane road; in the middle, a very sunny, completely unshaded, unbuffered sidewalk, both the unbuffered unshaded sidewalk and the road stretching into the distance; to the left, the mostly empty surface parking lot of a defunct Jiffy LubeA very long faded crosswalk stretches across a mall driveway entrance. Across the street, a pedestrian crosses a wide road. There is maybe sort of a skinny unbuffered sidewalk where the pedestrian is crossing to but it’s very hard to tell. In the far distance and elevated above a large surface parking lot, you can see the tents of a transit center. It is unclear how a pedestrian is supposed to get there. Also it is very sunny with little shade
