An inflation+X cap just prevents gouging during a supply or demand shock and makes failing to keep up with the market slightly more expensive. Most years for most properties, it shouldn't matter.

I'd expect it matters a lot whether 1) rent can keep up with maintenance and 2) whether rent can catch up to the market. If no to both, things get very bad. If yes to and no to two, supply is suppressed. If yes to both, the difference between it and no constraints is fairly small.

Will is 100% right. Has happened to multiple clients of mine. One judge (not my case) has said that this isn't really release and ordered the person *actually* released. But it's forcing us habeas attorneys to win our cases twice (or more)
On September 9, 2026, Respondents permitted Pablo F. to exit the building where 
he was detained, but he was immediately swarmed by four ICE officers and handcuffed as 
soon as he stepped outside. (Doc. No. 25-3 at 4:48:45–4:49:26.)3
 The officers drove him
to the back of the Whipple building and returned him to a holding cell. (Doc. No. 21 ¶¶ 8–
9; Doc. No. 25 ¶ 5.) During this encounter, officers dislocated Pablo F.’s shoulder. (Doc. 
No. 21 ¶ 7.)4
 Pablo F. now bringsthis Motion seeking to enforce the Court’s Order granting 
the Petition.Again, Respondents make no attempt whatsoever to support their assertion that 
Pablo F. was released. Absent any such argument, the Court cannot agree that a reasonable 
person would have felt free to leave when exiting the detention facility and immediately 
being stopped by ICE officers. Likewise, absent some argument, the Court necessarily 
concludes that Pablo F. was subject to restraints not shared by the public generally when 
he took one step outside of the detention facility and was immediately stopped by ICE 
officers who forcibly returned him to a detention cell. Because Respondents do not make 
any legal argument that Pablo F. was ever meaningfully released from custody, the Court 
grants the motion and orders Pablo F.’s release.6
6 To be clear, Pablo F. is not arguing, and the Court is not concluding, that an order of 
release in a habeas matter renders unlawful any future arrests. Rather, the Court reaches 
the narrow conclusion that because Respondents advance no legal argument in this case to 
support their assertion that Pablo F. was released from custody, and because the 
uncontested facts show that ICE officers immediately swarmed Pablo F. as soon as he 
stepped out of the building, Pablo F. was not released from custody.

I think it is crucial for the health of the Democratic party that the entire consultant class from previous administrations, including and especially Clinton, be told to go home and stop bothering people. They are wrong about everything and have been holding the party back for decades.

I don't know much about LA politics, but my understanding is factional and dysfunctional (hence the Bay Area's dominance of statewide races). I'm worried there's overlap between what he actually believes and the things revealed by the recordings of Kevin DeLeon and others. The tech shift is good.

Electoralism requires working with people who you don't like to build a majority coalition via compromise, which means that they won't get everything they want and they'd have to admit that the Democratic platform isn't that bad since they'd not do that much better in the end.

Individual voters are individual voters, each with only a single vote to be responsible for and their own inscrutable motivations. I doubt those who were registered Democrat but voted for Bush would agree what a higher standard candidate would be.

It isn't owed anything. The structure of our system only allows for two viable parties, and these parties are defined by who the people voting in their primaries vote for. A person wishing to influence America's future should pick a party and organize with others to change who it nominates.

I have no idea what word you meant for suborn here, but running in a primary is how you change a party's policies and politics. Sanders did it by running and coming in second. Trump did it even more by running and winning.

Damn, this hit the nerve of Nader's Raiders. I hate him because he empowered wealthy NIMBYs to sue to stop housing and transit projects. Essentially, he helped create a means of regulatory action that favors wealthy land owners. Everything he did after is down stream of that.

Voting is like a trolley problem where one side has no one on the other track. If you don't pull the lever and the people die, you're going to look like a giant asshole if you defend yourself by saying that no one is owed your lever pull.

He ran for office as a third party candidate in a system where doing so is always counterproductive to one's cause because it splits the vote. He should have run in the Democratic primary like Sanders did. He still wouldn't have won but he would have a more positive influence on the US.

My theory is that environmental messaging about climate change broke a lot of people's minds much like the threat of nuclear war did to an early generation but made worse by the distorting power of social media. Growing up in the Great Recession probably didn't help things.

One of the first things I noticed about San Diego is that the local news gave four different forecasts because the coast, inland, mountains, and desert were all within broadcast range and had very different weather.

This is the same math that has lawyers claiming to be living paycheck to paycheck. There's a difference between a surprise $1000 bill having a noticeable effect on one's life (cancelling a vacation or a large elective purchase) and not having the money at all.

It's wild to me that, while Del Mar alts are fairly far along in study, the best we have for san clemente track relocation is an OC supe saying earlier this month that OCTA will 'soon' embark on a study to relocate the tracks... IN 30 YEARS. They intend to keep the tracks here for 3 MORE DECADES.

The only way to solve the housing crisis is to focus on material outcomes: how many people are housed, how much do they pay, etc. Focusing on making your perceived enemies feel pain is a recipe for counterproductive measures.

I also wouldn't be so sure that she'd pull sub-Bernie numbers. She'd pull less of the incoherent anti-establishment energy, which would lower her floor. However, she's also a proud Democrat and capable of building coalitions which raises her ceiling.

Winning isn't the only consideration. Presidential candidates can shape the debate both in what topics are up for discussion and what solutions are considered. They also raise their profile. The mayor of South Bend isn't typically on Cabinet short lists. They get experience for later runs.

Watching the #Emmerdale sex-trafficking storyline from last year. It's everything #Hollyoaks should have done. The groomers are local dealers coercing vulnerable teens into doing whatever will make them money, not a sprawling gang somehow making millions off of three victims.
