What Wrigleyville needs is bus lanes. Game days shouldn't fuck over every single bus nearby, then folks could actually arrive in space efficient ways that don't ruin every bus nearby for every rider along the route. Folks at Ashland & 28th shouldn't have their bus gutted by a Cubs game.

And as long as the Government keeps confusing announcing measures with solving problems, we'll keep paying the consequences of its inaction.
Subsidizing demand without increasing supply pressures prices. Regulating a market more and more without building new housing doesn't eliminate scarcity: it manages it. Taxing a type of rental can change incentives, but it doesn't lay a single brick either.Because housing doesn't get cheaper by distributing scarcity. It gets cheaper by ending it.
Spain needs to build. A lot.
More available land. Permits in months, not years. More density wherever possible. Legal certainty. Much more public housing and also private housing.
But the Government isn't doing what's necessary. It prefers to intervene on the few homes that exist rather than create the conditions for there to be many more. It prefers to present patches as solutions and load the cost of its failure onto owners, developers, and citizens.
The rest can serve to redistribute, protect certain groups, or change incentives. But let's not confuse that with solving the underlying problem.
You don't fix a lack of housing by better distributing the few homes that exist. You fix it by making many more exist.
Less propaganda. Less patches. Less obsession with intervening on the same apartment.
More supply. More construction. More homes.

My neighborhood association president wanted to downsize, so he sold his house & applied to 3 apartments. All 3 turned into a bidding war. He lost each time and had to move out of the neighborhood. Our neighborhood assoc. president was priced out of our neighborhood. Think about that.

People mistakenly believe that unfunded inclusionary zoning is a way to tax developers and rich people to fund subsidized housing for the poor. It is not. In reality, it’s a tax on working and middle class renters. Actual rich people, who overwhelmingly own single family homes, pay nothing at all.

Chicago can't tax its way out of a structural deficit, but it just might be able to build its way out. Here's one example: There's been a slew of recent residential redevelopment on Western Ave south of the 606. The projects I highlighted generated 10x as much prop tax in 2025 than in 2009.

basically the way Chicago is going to comply with state law’s ban on parking mandates is by encoding every eligible bus route into the zoning code this is a bureaucratic nightmare if the CTA or Pace changes a route then city staff and city council will have to adopt an amendment

There is a real risk that NITA leadership could look at the laundry list of things they are now explicitly empowered to do, say “this all looks hard”, and kick things back to the service boards. And there are folks who would be happy to have that outcome. Advocates need to stay vigilant and vocal.
