Dems aren’t going to be planning any kind of policy package because they can’t get ahead of presidential primary platforms. That’s what’s going to set their direction for 2029 and onwards. Look back at 2019 & how big healthcare reform was, then their nominee was the one guy who didn’t care.

I don’t think state-level policy gets much air time, and that’s assuming that it doesn’t just fall to the same set of veto points (judicial supremacy says no). And there’s a bunch of fiscal constraints that are going to tighten over the next two years. Like, what kind of policy are you envisioning?

This is a great step towards a broader recognition of housing as healthcare. It's one of the most cost effective social investments that can be made, since a lack of proper housing is one of the biggest contributing factors towards poor overall health. Really glad to see this, and hope we see more.

Subsidizing demand without increasing supply pressures prices. Regulating a market more and more without building new housing doesn't eliminate scarcity: it manages it. Taxing a type of rental can change incentives, but it doesn't lay a single brick either.Because housing doesn't get cheaper by distributing scarcity. It gets cheaper by ending it.
Spain needs to build. A lot.
More available land. Permits in months, not years. More density wherever possible. Legal certainty. Much more public housing and also private housing.
But the Government isn't doing what's necessary. It prefers to intervene on the few homes that exist rather than create the conditions for there to be many more. It prefers to present patches as solutions and load the cost of its failure onto owners, developers, and citizens.
The rest can serve to redistribute, protect certain groups, or change incentives. But let's not confuse that with solving the underlying problem.
You don't fix a lack of housing by better distributing the few homes that exist. You fix it by making many more exist.
Less propaganda. Less patches. Less obsession with intervening on the same apartment.
More supply. More construction. More homes.

Responding to US policy shifts is also something where the Canadian government has a lot of levers. Right now a ton of our fiscal capacity is tied up in trade war supports. If Dems lighten the pressure there even a bit, we can - and should - become more ambitious in other areas.

I forget where but I saw some reporting recently on science showing that the extreme countermeasures we’d been deploying against tree pests - basically wiping out whole stands at the first sign of infection - might have been inhibiting the evolution of resistant lines.

It’s a really simple geometry problem, put in stark terms. Infrastructure costs scale with area served. You need to add enough revenue capacity in that area to pay for the infrastructure OR you need surplus revenue over costs somewhere else.

The total property tax revenue out of Bayers Lake is ~$24.6m/year on roughly 860 acres of developed land. If it had the same revenue per acre profile as Downtown ($38.5m/year on ~110 acres), it would generate approximately $300m in taxes per year, or roughly a quarter of all current revenue.

Yes, there’s no other accountability. Just like when a cyclist is riding on an MUP it’s their responsibility to not collide with pedestrians. If I recall correctly, what you described is entirely legal for motorcycles in California at *highway speeds* - or was, at least, extremely common.

My experience is that functionally they don’t exist. Which, yes, fucking sucks. Virtually nowhere is willing to guarantee separate prep areas, and even places that are willing to make ingredient substitutions or omissions are few and far between.
