The whole MAHA thing is funny. I don't doubt that we could do with fewer plastics and color dyes. But isn't the real problem obvious? Humans evolved to walk long distances, every day, and eat whatever trash we found along the way. But contemporary Americans literally never walk.

Importance of train frequency: (1) Fiancé and I took transit to the airport in Chicago today: 》Trip involved two trains, with a connection 》Both trains coming at frequent headways, so you never had to wait long, worry about missing a connection, or check a schedule.

If homes are expected to be a strong investment, and appreciate faster than inflation, then home prices will take on an ever growing % of living costs. It's unsustainable for housing to indefinitely grow as a % of living costs, but it's politically difficult to unravel it as an investment.

While my family owns a car, we don’t rely on it. From my experiences, I know that the kind of freedom public transit offers is just as vital as the thrill of of the driver’s seat I craved as a boy.

The price of housing is set by supply and demand; and we can observe the balance between supply and demand by looking at vacancy rates. Low vacancy rates give landlords power to jack up rents. Housing abundance empowers tenants to demand cheaper rents. Everyone with money on the line knows this!

ConcessionsSan Antonio apartment owners are brawling with a glut of units. When that happens, concessions are not far behind. According to MRI ApartmentData, San Antonio delivered 14,500 units in the past year, only absorbing
7,630. That means, besides lower rents, concessions are de rigueur.
MR's latest survey shows occupancy in San Antonio was 86.3%. The San Antonio Business
Journal reports that while that rate is at its highest since March 2024, it's still well below the 90% threshold needed to balance the market between renters and landlords.In fact, the city hasn't seen occupancy rates above 90% since September 2022. That has forced 72% of Class A apartments - typically newly built, highly amenitized properties in desirable neighborhoods - to offer an average 10.2% rental discount, equivalent to more than one month's rent.
Occupancy woes have also led to a 3.1% decline in rental rates over the past year, which MRI's data shows typically coincide with increases in occupancy.

DC Metro has been the fastest-growing rail transit network in the nation through the first part of 2025, powered by steady service improvements and federal return-to-work mandates. SEPTA Metro, the NYC Subway, and the Boston T also put up strong growth numbers.

WMATA keeps rocking up the wins, fastest year-on-year ridership growth for any major US metro system in recently-released January data. Keep in mind this is more than just aggressive federal return-to-office (which only took effect in late January)

A big impediment to homes in Austin is the amount of studies required to build even a simple 4-plex or split off part of a lot to build a new house. Yesterday, City Council instructed staff to reduce that work. Council gets it! Bad news: staff fought the change. Big culture changes are needed!

50 years ago...Philly gets federal approval for one of the most important infrastructure projects in our region's history: The Center City Commuter Connection. This is the 1.7-mile tunnel that allows regional rail trains to pass all the way through Center City.

A few findings from this report that I coauthored: - A stairway in a 4-story bldg costs about $200,000 (corridor not included) - Zero deaths in 4+-story single-stair buildings in NYC or Seattle attributable to the lack of a second stair - FDNY has mostly stopped reporting fire deaths to NFIRS
