Michael Andersen @andersem.bsky.social · 1hThanks. I see the project. Looks like a 1.5 sized parcel, so that's why they're allowed to build 6 instead of 4. Before the city's 2021 townhouse legalization that Kotek's bills supported, it could have been 3, but the parking still wouldn't have been required because it's so close to the 75. 100

Michael Andersen @andersem.bsky.social · 12hI know the area but not sure I’ve seen the street. From street view, looks like a lot of Portland streets I’d say - I agree, hard to fit 2 full lanes of parking and also 2-way car traffic. So are there some townhouses on the block now? 200

Michael Andersen @andersem.bsky.social · 18hGood question. I believe MSW grads would be compared to the average working person ages 25-34 with a bachelor’s, not to the general population. Is your generalization still true? Michael Andersen @andersem.bsky.social · 03/10/2026Good question! The latest I could find was 4.6% in inner/central SE and 5.5% in inner/central NE. I'd say you could make a case for a local shortage in those areas, especially SE. cc @emma321.bsky.social. assets.noviams.com/novi-file-up... 030
Michael Andersen @andersem.bsky.social · 03/10/2026Generally my take right now is that zoning isn't currently much of a binding constraint but we should be making ourselves resilient to future shortages, second best time to plant a tree is today etc. Meanwhile, looking for cost-cutting measures so decent new homes will pencil at lower prices. 140
Michael Andersen @andersem.bsky.social · 03/10/2026The fact that Portland currently has a relatively high vacancy rate rn doesn't mean we wouldn't benefit from allowing a) more homes where people most want to live (increasing access to shareable amenities is usually good imo) & b) less expensive housing types, again especially in amenity-rich areas 260
Michael Andersen @andersem.bsky.social · 03/10/2026Home sale prices are a different story, still well above the national average. I can't fully explain the rent/buy discrepancy other than to assume that buyers are still willing to price in an assumption of future appreciation. 130
Michael Andersen @andersem.bsky.social · 03/10/2026Portland's rental prices are currently below the national average despite wages that are higher than the national average. That's thanks to an estimated 7% rental vacancy rate across the metro area. The vacancy rate has been falling but is still relatively healthy. www.hfore.com/wp-content/u... 130
