Yes, this is the way mortgages work. I remember thinking my 6.25% (about 23 years ago) was a good deal. Then I got a steal with next house at 4.5%, and sat on that way too long before finally refinancing *the day before* rates started going up and never coming back in 2022: 2.7% on 25 yrs
