Ori Folger @orifolger.bsky.social · 05/10/2026אבל אותם שיפורים גם מעלים את שכר הדירה ואת רמת השירותים לתושבים. העלייה במס מאוזנת, או פחותה, מהעלייה בהכנסות לבעלי הקרקע (תלוי ברמת המס כמובן). הסיבה לכך היא שעצם קיום המס מפחית את ערך הקרקע - ככל שערך הקרקע עולה בשל השקעות ציבוריות, המס עולה וערך הקרקע יורד. יוצא שהעלייה במס מתאזנת עם הערך שמתקבל. 100
