A major failing of this country is the vilification of property taxes by opportunistic pols & affluent homeowners. Yes, property taxes often exhibit major racial & class inequities (Kahrl's The Black Tax). But it is our only real form of wealth tax & folks who can afford to pay it, should. 🧵1/2

These pied-à-terre arguments just don’t add up. $400k in 1986 was triple the avg home cost then & is the equivalent of over a million now. The person was not poor & if they can’t afford the tax they can live there, have their family live there, or sell it and buy a condo and pocket $4 million.

This was one of mine. Civil enforcement of unlawful lockouts are challenging but no one should lose their home without due process especially when grieving a loved one or recovering from an injury.

This justice gap is why the de facto compliance program was created. At the end of this week we'll have added 103 units into rent stabilization and stopped 26 impermissible evictions in its first year of existence.

The problem was there is no follow up after the court decision. The courts don't independently follow up. Most tenant advocates & the limited funding streams that support them are primarily focused on triage & often can't do the important organizing work to ensure compliance after the crisis ends.

De facto rs applies to buildings built before 1974 in NYC & were exempt for having 5 or fewer units but after 74 have units added that make it 6 or more. At that point the entire building is covered by tenant protections such as right to renew & prohibitions on price gouging.

After reviewing dozens of de facto rent stabilization decisions and cross referencing rent registration records this turned out to be true. The vast majority of buildings found by a court or DHCR to be de facto rent stabilized were never registered and treated as such.

The concept of the firm was inspired by a disbarred attorney who was busted for running a ponzi scheme. The settlement details how the firm violated the NY Rules of Professional Conduct & misled tenants in signing up for their services. The settlement can be found at ag.ny.gov/sites/defaul...

This is one of my cases. The Tenants Counsel Network used deceptive marketing and provided few results aimed at tenants facing eviction. As part of the deal the firm will close down and refund $172k back to the tenants.

The amount of money the US government spent on troops in DC in 2025 ($223m) would have been enough to give the city's ~5,100 homeless residents each $43,000. Instead, federal troops destroyed their meager encampments.

My office and NYS HCR are suing Peak, a real estate developer, for illegally deregulating rent stabilized apartments in New York City. Peak deceived tenants and housing regulators to line their pockets and overcharge New Yorkers as affordable housing grew more scarce.
