Added some reference material at the top to show what normal compliance looks like.

1988 MLK has never really registered. Their junk has just said "vacant" for 15 years.

I updated my analysis of which large apartment buildings in Berkeley don't seem to comply with their duties to register new tenancies. Notable among these are 2020 Kittredge and 1988 MLK, the Trader Joes building. observablehq.com/@jwb/vacancy...

I provided a report of non-reporting buildings to the Rent Board in 2025, with supporting evidence (like this, for 2020 Kittredge). I can do it again I guess.

At what point will you start going after 2020 kittredge for not updating their registration for 3 years? Or the other large buildings that obviously haven't updated their registration in ages?

I also updated the map of tax productivity of land using 2026 tax bills. Note the non-linear color scale.

General fun revenues would be exactly proportional to net assessed value, right? It's slightly different but the narrative is basically the same.

Updated this chart for 2026: property taxes paid by year parcel developed in Berkeley, California. Buildings from this decade pay more taxes than everything Berkeley built in the 1970s, 1980s, and 1990s combined. Note: Tax data is current but building data ends in 2025.

Berkeley single-family-home tax summary updated for 2026-2027 tax year. The median bill is $13,485, little-changed from last year. The average bill is down to $15,665. 5% of bills are under $5k, and 5% are over $33k. This year, only 1 bill is over $100k. Color gives count in that dollar range.

Here is the most-taxed house in Berkeley, the second mansion of infamous non-profit executives Edward and Marsha Dawson, who together take home over $250k per month in don't-call-this-profit. Luckily for the city they haven't tried to shelter this from property taxes (yet).

This individual Doordash guy has 100 unpaid parking tickets, mostly for parking in the red bus-only lane on Durant in Berkeley. Incredible stuff. It really proves that there is no amount of scofflaw behavior that can result in actual consequences for car drivers.

Multiple candidates for Berkeley City Council are out here this morning collaborating on and boosting this Instagram post that describes people as "zionazis". The post has a soundtrack by Kneecap, Irish band best known for calling for UK politicians to be killed. Vote for someone else, please.

Amusing myself with this map of Berkeley colored by year built. Continuous on the left, arbitrarily categorized on the right.

Yeah there are loads of that type near campus and sometimes the rooms are double or quadruple occupied as well. But in this case it's not drawn that way. A spectacular example of the genre: 2128 Oxford (proposed) 5bd and 7bd units on floors 25 and 26, with interior stairs.

What Berkeley building completed in 2025* is the most taxed? This beauty across the street from campus, worth a suspiciously round $26,500,000. * 2025 because only last year's buildings are fully taxed in the 2026-27 cycle based on January 1, 2026 assessments.

Look at these state pre-emption rules that West Virginia installed for data center builders. If they fill out a form, they are automatically immune from all local regulations within 14 days. Bananas.

Those weirdos at the office of the tax collector implemented a bunch of obnoxious anti-scraping tech to their property tax bill site, so, for the first time ever, I had to automate this with the chrome testing API. What a drag.

Playing with new ways to visualize my Berkeley rent data. What this is trying to say is that in summer 2026, the 33 apartments that had previously been leased in summer 2021 typically rented for 14% less. I started collecting this in 2022, that's why it is sparse on the right.

The way I read the record across their 4 different building permit files is that the demo permit was not ripe until they got this "phase 1" permit sorted, and they changed the details several times with many back and forth rounds. That unblocked the demo process.
