STR hosts/landlords will now be able to have as many STRs as they want, and the only real regulation is the city being able to suspend one's operating license for repeated nuisance violations Even then, it's only the individual listing that's affected, not the landlord's entire portfolio

Very cool that the Atlanta city council decided to neuter its otherwise quite good (but unenforced, due to a combination of incompetence and fear of lawsuits) short-term rental ordinance such that it essentially doesn't even need to exist anymore 🙄

...and (3) if every new unit that gets built is owned by the same batch of large corporate landlords, the additional supply isn't going to do much to affect prices regardless because these companies are just adding to their market share and power

Banning corporate landlords is definitely not the only thing that needs to be done. But (1) rents don't really get *depressed* from building more housing, the growth is just slowed, (2) if the rents aren't growing more housing won't get built in the first place...

In terms of accepting vouchers and not doing really obvious discrimination, yes, corporate landlords know their responsibilities and vulnerabilities But their multi-million dollar legal teams also allow them to flout other laws because they have the resources to outlast and exhaust tenants

That doesn't mean that 'mom-and-pops' can't be plenty bad themselves, nor that someone can't have a perfectly fine experience with a corporate landlord. But on average the impacts are demonstrably worse due to the market power these companies have, which far exceeds anything we've seen before.

And it's worth noting that Atlanta/Georgia lead the nation in all three of these things. Shit is bad here, and people know it. But most of our electeds don't seem to give a shit.

There are essentially three things that most Americans are currently united in their hatred of: corporate landlords, data centers and Flock cameras. These certainly aren't the only problems we face, but if you're a politician and aren't centering these concerns you're out of your depth.

Don't be fooled by the rumor that AMC is starting showings of The Odyssey at the stated time. It's just a ploy to make sure you sit through the full 30 minutes of previews, as I am currently doing thanks to my gullible wife.

Any corporate SFR regulation that doesn't force companies to divest themselves of (some share of) their existing portfolios is a big nothingburger, and shows that you don't actually care about tenants as such, only homebuyers.

The 21st Century ROAD to Housing Act will have essentially no impact on "institutional investors" (i.e., corporate landlords) in the SFR market The targeting of build-to-rent wouldn't have been my 1st (or 5th) choice for how to rein in these corps, but it was the only SFR provision with any impact
