Several years ago, I saw the biggest snapping turtle I've ever seen as it leisurely swam down the Seine in La Barrière Park in St. Norbert, Manitoba. I think about that turtle often. Because it had to be decades old. We share space with living beings who have a different sense of time. 1/

I like how this is indexed. I thought of a similar index for riverbank properties. Set aside a similar percentage from property taxes for riverbank preservation, stabilization or amenities (trails) or improvements. Reinvest in the properties that generate the highest residential property values.
