Nightmare scenario (which is probably most likely) is a ban on rent control but letting inclusionary zoning, high impact fees, etc. all stand.

So what do we think is the most likely scenario here? I’m getting Feb 2020 vibes too but still have almost no idea what late March looks like.

I’ve been hearing about fears of backlash for a decade now and it has never materialized. It’s not 1975 anymore. People care about other shit. It’s fine, go big.

This is true though. It was the entire fight over 41.18 in Los Angeles. Yes, 41.18 doesnt solve homelessness. But subject to enforcement is does solve encampments in front of schools, which is a problem worth addressing on its own.

Great example of how worthless the @thecacoast.bsky.social is. Many miles of beach in San Diego County closed because of sewage. Basically zero attention. But someone proposes some housing? They have a huge legislative advocacy shop tasked with fighting it. calmatters.org/environment/...

Had breakfast with a SD developer recently. Told me that across most of the city it’s no longer profitable to build. In Hillcrest, he just shelved a project and will leave it surface parking instead. Culprit? A lot we can’t control e.g. financing. But a lot we can, such as IZ, impact fees, etc.

Santa Monica has dramatically increased traffic enforcement this year. But it required a new Police Chief, a new City Manager, and a lot of pressure from City Council. Ultimately this comes down to elected officials. They have to put pressure. Unfortunately, most don’t care.

If San Mateo doesn’t like this proposal, San Mateo is welcome to pass its own more permissive ordinance which would allow for more height/FAR in exchange for lower lot coverage.

A good signal that Karen Bass neither rides transit nor knows anyone who does because this is close to last on the list of wants for people who rely on Metro. Faster service, more frequent headways, cleaner buses and trains, less disorder, etc. That’s what is needed. Not this dumb slop.

It’s nuts that IZ is so oftrn politically necessary for upzonings. I understand that not everyone can say this, but those who can really need to just start calling out how stupid this is and how misinformed IZ supporters are. It’s the liberal equivalent of being an anti-vaxxer.

It’s insane how long it takes California to count ballots. The fraud allegations are idiotic but it is true that we’re slower to count than basically any other democracy in the world and that very much needs to fixed as an urgent priority.

The goal isn’t to grow the union. The goal is to push up wages for current union members. Less hotel supply = higher hotel rates = higher possible wages for workers.

Yes. Since having kids, I’ve become even more fervent in my views on street safety, sidewalks, etc. On the flip side, I’ve become far less patient with urban disorder. You feel vulnerable when you’re with young kids. I don’t want to be near people shouting, using drugs in public, etc.

My extremely unpopular but very good idea for California governance reform is to eliminate the State Senate, the State Assembly, and the Governor’s office, and then create a unicameral parliamentary system and pay each member ~$500K per year.

I assume most of my followers are not fans of Traci Park and for good reason but I have serious doubts about whether Faizah Malik will be any better on housing. Her website has a few good ideas but also lots of bad ones (more IZ, protect ULA, etc.) and I think the net result will be no new housing.

If ~10,000 short term rentals that charge high rents in high demand neighborhoods are raising everyone’s rents by $67 a month by constricting housing supply, imagine how much lower rents would be if Los Angeles let apartment developers build 100,000 new high end units in those neighborhoods.

Xavier Becerra’s promise to freeze utility and home insurance rates would be completely catastrophic, send the insurance industry into a death spiral and is essentially climate science denial: a refusal to believe climate change is imposing real costs and tradeoffs. Do NOT vote for this man in Nov.

Yes, exactly right. I follow Santa Monica the most. Production has gone from less than 200/yr to 500+, with a real possiblity of cracking 1,000 soon. It's not enough - IZ and transfer taxes remain a huge drag. But there's now real progress, and it would not have happened without YIMBY wins.

Over the past 5-10 years, blue states have continually ratcheted tax rates higher but then spend the money on things few notice while basic services (policing, sanitation, etc.) have gotten far worse. It's not surprising that this leads to many deciding that high tax rates are no longer worth it.
