Nightmare scenario (which is probably most likely) is a ban on rent control but letting inclusionary zoning, high impact fees, etc. all stand.

Yup, this is how you do it. Flights to Australia from the West Coast arrive early AM. Do a full day of meetings. Fly home that night. I’ve done it several times.

The scenario you describe doesn’t sound that bad compared to a lot of the Terminator like content out there lol

You're probably the source I trust the most on this type of stuff so I’m glad you responded first!

So what do we think is the most likely scenario here? I’m getting Feb 2020 vibes too but still have almost no idea what late March looks like.

I was young (in 6th grade) but was on my way to school with my Dad listening to NPR. They talked about the towers having collapsed and my Dad was convinced it was some fictional show airing, not real news.

I’ve been hearing about fears of backlash for a decade now and it has never materialized. It’s not 1975 anymore. People care about other shit. It’s fine, go big.

I spend a lot of time in public in Los Angeles and I can assure they have not been removed from almost every public area

“It just moves the problem around!” Yes. That’s fine. The problem should be moved around when not doing so means feces on the sidewalk, needles in the bushes, etc. in front of a school.

Aaron Green @aaronguhreen.bsky.social · 02/08/2026
Having kids completed changed my view on this. Shelters and treatment are good - do it. But when teachers tell you about needing to arrive early to check for needles left in the bushes overnight, banning encampments in front of schools starts sounding like a great idea. bsky.app/profile/mich...

This is true though. It was the entire fight over 41.18 in Los Angeles. Yes, 41.18 doesnt solve homelessness. But subject to enforcement is does solve encampments in front of schools, which is a problem worth addressing on its own.

Sort of. CC’s mandate is to protect public access to the coast. Many miles of beach closed in SD. No explicit mandate to focus on stuff like this but they don’t have an explicit mandate to hire guys like @jemersmith.bsky.social to go online and argue with YIMBYs either. Question of priorities.

Aaron Green @aaronguhreen.bsky.social · 02/08/2026
You’re missing my point. The CC has staffed up an entire legislative advocacy arm. Yet they don’t use that arm to advocate for resources to fix the sewage issue. They just use it to try to block housing legislation.

Think about how much energy the Coastal Commision spends on fighting housing legislation. They have lobbyists, lawyers, etc. who all spend many hours fighting bills. Why not use some of those resources to ask the legislature for money to fix this? Why only fight housing? bsky.app/profile/high...

Great example of how worthless the @thecacoast.bsky.social is. Many miles of beach in San Diego County closed because of sewage. Basically zero attention. But someone proposes some housing? They have a huge legislative advocacy shop tasked with fighting it. calmatters.org/environment/...

Sewage pollution is keeping kids out of the water in this California beach town
A surf camp buses kids to other beaches, and junior lifeguards travel up the coast from this California beach town plagued by cross-border sewage.

Had breakfast with a SD developer recently. Told me that across most of the city it’s no longer profitable to build. In Hillcrest, he just shelved a project and will leave it surface parking instead. Culprit? A lot we can’t control e.g. financing. But a lot we can, such as IZ, impact fees, etc.

I don’t know if double digits is what it can do but I think issue positioning clearly matters and it’s pretty easy for everyone to see it on the other side. Like, Susan Collins isn’t exactly Ms. Charisma but she’s way ahead of what raw partisanship would predict. Similarly, Paxton way behind.

Aaron Green @aaronguhreen.bsky.social · 29/07/2026
Shapiro is on track to win by double digits in November. Casey lost. Clearly there’s something going on that cause voters to prefer some Dems over others. That’s what we need more of, IMO.

Aaron Green @aaronguhreen.bsky.social · 29/07/2026
Like what’s the theory for Ossoff, Beshear, Cooper, Shapiro, etc. if positioning doesn’t matter anymore. Whats their secret sauce?

Which politicians Americans say are socialists
Bernie Sanders is the politician Americans are most likely to identify as a socialist (55% do), followed closely by Zohran Mamdani at 51% and Alexandria Ocasio-Cortez at 45%

Sanders for much of his career was more moderate on many issues! Guns, immigration, etc. Agree, most didn’t see that clip. But what they also didn’t see was GOP attack ads targeting him for supporting GND, M4A, etc. because he didn’t support them.

We had Dem Senators in Nebraska, Louisiana, North Dakota, Missouri, etc. not that long ago. I don’t think those states are lost forever. But we need to run candidates with policy positions closer to the median voters in those states than we have been.

Aaron Green @aaronguhreen.bsky.social · 29/07/2026
I don’t think messaging is the problem. IMO, it comes down to their actual policy views. There was a clip of Ossoff from 2020 that went viral a few days ago of him rejecting green new deal, Medicare for all, etc. That’s the stuff that seems to win.

For me there are certain candidates who dramatically outperform the fundamentals (Cooper, Ossoff, Whitmer, Shapiro, etc.) and I think Dems need to figure out how to get more candidates like them to run in more swing and light red states.

Santa Monica has dramatically increased traffic enforcement this year. But it required a new Police Chief, a new City Manager, and a lot of pressure from City Council. Ultimately this comes down to elected officials. They have to put pressure. Unfortunately, most don’t care.

Not clear exactly whats happening but rumor has it that every printing shop in the Bay Area is booked solid for the next week making banners and signs about lot coverage ratios. Something big clearly in the works.

If San Mateo doesn’t like this proposal, San Mateo is welcome to pass its own more permissive ordinance which would allow for more height/FAR in exchange for lower lot coverage.

A good signal that Karen Bass neither rides transit nor knows anyone who does because this is close to last on the list of wants for people who rely on Metro. Faster service, more frequent headways, cleaner buses and trains, less disorder, etc. That’s what is needed. Not this dumb slop.
