Empty offices are costing Waltham millions 📉 The solution? Housing! 🏠 Despite the “bad math” you often hear, new apartments actually generate a massive net surplus, paying for both new city services AND old municipal debt.

Massachusetts’ housing crisis is a slow-moving disaster. Every year we fail to act, we lose more workers, push families away & weaken the Commonwealth’s future. If the Legislature ends this session without major housing reforms, it will amount to malpractice. www.bostonglobe.com/2026/06/16/m...

When a 1-unit house is replaced with ONE larger house, the new house is ~3X pricier. When replaced by 5+ houses, each new house will be (on avg) cheaper than the original house. www.aei.org/research-pro... Change is part of the deal. Will we choose greater physical change, or greater price change?
Bar graph.
TITLE: Conversion Properties: Median Price Change between the Unit Replaced and the Median of the New Units Built: by Total # of Units After.
NOTE: A conversion is defined as the act of tearing down a an existing single-family detached structure and replacing it with a new structure of varying unit totals. Data pertain to over 3,000 conversions identified in Seattle, which resulted in about 12,000 new units from the mid-1990s onward.

The price change for 1 unit replacing 1 unit is 200%, for 2 units is ~50%, for 3 units ~15%, for 4 units nil. For 5+ units the price change is negative.

Affordable housing only works if the policy works. WIN’s recommendations focus on what actually gets homes built: deeper affordability for those who need it most 💵, fewer roadblocks like excessive parking ⚠️, and rules that make on-site affordable units the norm, not an exception 🏡.

Where Did the Demand Come From?
We at Somerville YIMBY talk a lot about the need to supply more homes to solve our housing shortage. But supply is only half the economic equation. We also need to ask ourselves where all this demand came from. Why have we seen such large increases in the cost of housing while similarly old and dense rust belt cities have stagnated?
