Yeah but when you're already past a majority of people who own, and most of the housing purchases are falling on even older generations, it's not being felt equally. I know what you're saying overall, but not all the dynamics are the same.

A lot of people going from renting to buying for roughly the same price they could afford to rent and their "net worth" jumping while their price paid didn't change a meaningful amount looks like those jump up points on the graph. And that's for a majority of a generation for the first time.

Well I mean in my example, we didn't use any non-housing wealth to buy that housing in a way that was going to be used to build wealth otherwise. Same with many other friends. And the gain was cleaner and faster than almost any other investment, unless you knew the future of specific stocks.

It was in 2022 when 50% of millennials allegedly owned their own homes, and housing prices have jumped significantly since then. Personally, the jump in housing prices have added a clean $100k to our net worth because we bought in 2020 and the house is worth that much more.

Town next to mine has limits on what colors you can paint the buildings in town that are older than a certain year, because it's a lot of older Victorians. So there are people who have painted their houses the "trim" colors that were approved, but never explicitly disapproved for the "base" colors.

Turns out it was bad to allow the county bosses to pick a governor they liked and could coerce because he was too rich to care, because everyone let everything atrophy when they should have been doing more course correction. Not a lot of faith so far in Mikie's term, but building more fixes a lot.

Fulop ran Jersey City for over a decade and did a lot to improvement, by being a YIMBY. But in doing so, he hid a completely fucked up city budget that left a quarter billion hole that came due when he knew he was done. Then he flipped to being a corporate sellout after losing governor's race.
