You know, it's really an indictment of most Canadian cities that Danielle Smith is forcing Edmonton to adopt the terrible housing policies that those cities freely choose for themselves.

Fun archival find from 1952. ONE WEEK in wait time for a building permit was deemed unacceptable by local builders, as approvals shifted from the building to planning departments ahead of the new zoning bylaw. Nowadays, what's an extra week? vancouvergeneralcontractors.com/vancouver-pe...

So they're dropping a bunch of taxes, shutting the door on any meaningful new ones, and also cutting the deficit somehow?

At some point you need to ask whether the petty complaints of seniors are worthy of publishing. Like, this is fodder for thanksgiving dinner talk, not the CBC, and surely not a pressing matter of government

It's important to keep in mind that he ran and nearly lost last time when the CPC was polling near their peak. It's a totally different landscape now

Spot on. But I'm curious if Brad West makes the jump. There was some speculation that he might try and take over a different version of the conservatives before the last election

There's a narrative out there that SFHs are the only option for intergenerational homes, but in reality there are so many better options.

Considering that the cooperation agreement resulted in Azaroff dropping out before the debates even began, maybe it wasn't a very good agreement
061
Stephen Rouse @stephenrouse.bsky.social · 08/09/2026
Haha agreed there. I meant that he went out of his way to downplay policy differences with Fry/COPE in interviews. I can't remember a single time he attacked Fry in public. Even politely

Stephen Rouse @stephenrouse.bsky.social · 08/09/2026
You have to earn that. Azaroff was unwilling to engage in politics publicly. You can't win an election by deliberating obscuring all the differences between yourself and the other candidates

Vancouver is great! The housing prices will make you feel like you never left California

Stephen Rouse @stephenrouse.bsky.social · 03/09/2026
Imo the biggest tactical flaw has been OC participating in a "primary" where the discussions are all happening behind closed doors. There are very real policy differences between COPE/OC/Greens but you wouldn't know it from hearing them talk to each other in public

It's stupid, especially since every clinic already sends everyone's patient data to the MoH. The whole point of public health insurance is to have streamlined operations for things like this

Stephen Rouse @stephenrouse.bsky.social · 22/08/2026
Good question, I'm not really sure. It's pretty much only from condos too

Stephen Rouse @stephenrouse.bsky.social · 22/08/2026
Are we sure starts have cratered in Vancouver? The GTA is a totally different story with how dramatic the condo collapse has been there

I'm a little confused by your point. Are you suggesting that land values for SFHs would decrease if there was stricter rent control?

One way to understand the restrictiveness of zoning is to look at land price gradients across zone boundaries, @lausterna.bsky.social and check into what that looks like in Vancouver.

Zoning Constraints and Land Price Gradients – Mountain Doodles
Steep land price gradients across zoning boundaries are an indication of zoning restrictions being binding. We take a look at what this looks like for the City of Vancouver.

What we’re seeing nation wide is that the events have conspired to give cities “breathing room” on housing and they are going to mostly squander it across all political tendencies

This was something a lot of housing advocates saw coming a mile away when the immigration cuts were announced. The fundamental stance of Canadian cities is that they prefer high prices to building housing. They love high prices. Easing off immigration was never going to change that.
Post by me from 7 months ago stating that cities are a bottleneck to growth.

It’s just the infinite planning loop. First we make vibrant commercial uses unviable by taxing them at 4x the residential rate, the market responds by building less commercial and more residential, then we use zoning to force commercial uses in the name of “urbanism”.

Grab bag of thoughts re: the Villages I think the last few years have shown us that the wave of support for more housing was... not illusionary exactly, but people don't feel strongly enough about it to counteract very concrete+organized NIMBY opposition. Grim.
