It's time to end Ontario's era of "Tall and Sprawl". Our archaic building code rules have resulted in housing that is uglier, more expensive, and with fewer units that make sense for families. By changing the rules, we can build communities more beautifully and affordably.

I have had one bad large corporate landlord in the past. In contrast, I've had multiple bad holding company/solo landlords that were all local. Corporate landlords can be good and bad. Local landlords can be good and bad. We valorize the latter too much.

The provincial property tax cap program will be floating around local politics soon, so here are some fun numbers from the 2024/2025 property tax data. The CAP discounted $254.7 million from residential revenues (or about a 30% revenue loss at that tax rate).
