I agree. There's definitely a risk and who knows how it plays out in 100 years... but today, my family is enjoying walking and biking everywhere in Carmel thanks to these investments.

Critics who don’t live here dismiss Carmel Indiana as a performative suburb for the rich. That view ignores the reality. This city is actively investing in walkability, bikeability, and denser land use, steps most suburbs won’t even attempt. It’s not perfect, but it’s real progress.

Who would bother financing an ADU in their backyard if they can't rent it? What developer would risk building a duplex (as if it was even legal to begin with) if they can't rent it? This will further cement SFH (for sale) and apartments (for rent) as the only options. Say goodbye to missing middle.

A city nearby my own (within biking distance) is proposing a 10% cap on single-family rentals. While they claim to be targeting investors, the ordinance would be a blanket ban on all single-family rentals. This will stop @strongtowns.org incremental development from ever happening in this city.

I think also, as your posts about settler history highlight, a single logical hour of a podcast isn't going to be enough for most people. There's decades of biases to counter: global north vs south, rich vs poor, white vs brown skin, Christian vs Muslim. It's "easy" for tribalism to overtake logic
