No amount of new homes will solve the financialization of housing. We should build way more supply, but it won't be nearly enough to overcome unlimited credit bidding up land values. Land value tax tackles financialization at its core.

ICYMI: Last week, we revealed a massive public giveaway hiding in plain sight: development rights. We estimate governments give away $11b of publicly created development rights annually. We need to set a proper price for the giveaway of public assets. READ: lnkd.in/gNPnaCDu #auspol

The Coalition reckons young people are just temporarily embarrassed landlords. But you do have to wonder whether most young adults — who’ve experienced the pain of a market that treats housing as a wealth creation tool — will want to turn around and do the same to the next generation.

It has been too long coming. At this stage of the economic cycle, the budget should be in surplus. It should not be adding tens of billions of dollars every year to the mountain of public debt. Sixteen years after the release of the tax review commissioned by the Rudd government, our tax system should be supporting much better budget outcomes. It should be underwriting much stronger productivity growth. It should be delivering a much better deal for young Australian workers. And it should be delivering to Australians a much bigger share of the resource rents being extracted by the foreign multinationals exploiting our finite natural resources. Including under-used homes, the total number of potential homes, sitting idle, is 100,945.

Should we be concerned at this time, our housing sector, as to how long our housing sector has been an investment sector and with the accompanying volatility, to the point that our housing sector, which is our biggest economic sector, is often referred to as a Ponzi scheme? 

And if you reflect on that, what a Ponzi scheme is, what the components of a Ponzi scheme are, the glove fits.

Remember, we now have the lowest rate of home ownership in this country for the last 60 years. Where are we going? What is our trajectory? 

Are we going from a commonwealth to a country dominated by landlords and real estate speculators, funded and fueled by tax systems and taxpayer-funded infrastructure that concentrates wealth further between those two groups of landlords and speculators?
