76 n 8th in Williamsburg. The facade is defined through a corbelled brick façade that mediates between scale, pattern, and context. The interior spaces were designed to bring daylight deep into the interior through large openings and carefully framed views of the neighborhood and nearby tree canopy.
The brick facade at 76 N 8th - openings are set within a larger field condition, allowing the layered façade to operate as both a compositional surface and a performative envelope. At the street, the building maintains continuity with the surrounding fabric while introducing a distinct architectural language.The penthouse stair at 76 N 8th - interior spaces were designed to bring daylight deep into the interior through large openings and carefully framed views of the neighborhood and nearby tree canopy. NYC’s congestion pricing is a policy miracle: Less traffic, less noise, faster transit, more business sales, more transit revenue. And it hasn’t produced the negative effects outside the cordon zone we were afraid of. www.nytimes.com/interactive/...
Congestion pricing has improved life in New York City by: reducing cars on the street, speeding traffic (especially at peak hours), speeding buses and making them more reliable, expanding transit ridership, reducing car crashes, reducing noise complaints, and increasing the number of visitors.Fire response times fell in the NYC congestion zone, even as they increased in the rest of the city. Car crashes with injuries fell citywide, but they fell especially dramatically in the congestion pricing zone from 2024 to 2025Local buses have sped up dramatically in the congestion pricing zone.

NEW: 2024 has just been confirmed as the warmest year on record, and the first to breach the 1.5C threshold. We used a ridgeline (Joy Division inspired) chart to visualise daily temperature anomalies since 1940. 2024 clearly stands out with 100% of its days above 1.3C and 75% above 1.5C.
