For Seattle's ADUniverse 2.0 design competition, 2 of our designs were selected for recognition: --Heritage 6--a neighborhood friendly sixplex with generous 2BR units -Beacon (Honorable Mention)--a 3BR/2.5BA 1200sf DADU that could be ganged as a duplex or rowhouse!

Crazy dissonance to say 1)"MHA fees are killing new housing production, we need to reduce it by 80%" and simultaneously 2) "let's expand MHA!" If MHA is a barrier, especially for small projects, why on earth would you extend it to NR zoning where only small infill projects are possible.

Housing growth and tree canopy growth can go hand in hand. In fact, a closer look at Seattle's recent history shows they often do. Here's how to build on that trend.

The Seattle Miracle: 1️⃣ Seattle’s tree canopy cover grew 50% (10pp) since 2007. 🌲 2️⃣ Seattle’s population has grown by about 25% (150k people) over the same timeframe. 🌆 This is an incredible civic achievement. Politicians should be shouting this from the rooftops.

We're working on expanding our library of pre-approve-able/stock urban middle housing plans, from DADUs, duplexes, rowhouses, studios, and stacked flats. Some are geared toward offsite construction, can be ganged together. See alt text for particulars!

Seattle's critical comprehensive plan, a process that so far has taken 5 years, cost millions of dollars, hinges on whether every single person who has a spare $120 to file an appeal is satisfied that every potential, even marginal, impact is fully studied. The EIS was 3047 pages, but not adequate.

Seattleites looking to revive Design Review, if you think it will make buildings better than the ones we’re building, just know all the building you hate went thru Design Review. It made them worse and more expensive. Design Review is 100s of arbitrary guidelines that add up to BLAH buildings.

The audacity of SEPA is that you can only study impacts, and some are not even environmental. Shadows? Views? SEPA can measure the increase in carbon or VMT from infill development, but not state the decrease per capita as a benefit Tighten SEPA: habitatforhumanityseattle.quorum.us/campaign/164...

One of the enduring features of being an housing advocate is that the first pass at any policy change is generally lame, then you fight fight fight to improve it, while others are fight fight fighting to make it more lame, and 5 years later, you might celebrate piecemeal progress.

while the corridors and centers part of the comp plan is tabled, this is a perfect time to consider what is the character of the corridors, but also the adjacent streets. How do we maximize housing, add tree canopy/open space, repurpose the right of way to be safer, friendlier, and healthier.

I want the Poch to sit Balogun regardless of FIFA Trump collusion. If Flo plays and we win=tainted plays and we loose = tainted and we suck doesn’t play and we lose = fair play Doesn’t play and we win= fair play, we are an even better team and middle finger to corruption.

The lens through which housing needs to be looked at is : HOUSING IS BROKEN. It isn’t one thing, or a handful of things we could fix, it is everything. Codes, fees, financing, zoning, taxes, appraisals… Any project that makes it through construction is a miracle, and probably still doomed.

If you are an AIA member, I would *strongly* urge you to apply to the Codes and Standards Committee. There is a big opportunity there to push codes in a pro-housing direction, but they need more multifamily architects who see the vision on the committee to get them there. www.aia.org/advocacy/cod...
