My 23 year old on why GenZ drinks so much less than GenX. (1) money. it's $$$. (2) panopticon. they are surveilled 100% of the time. Any mistakes are captured for life. (3) striver/wellness - they must optimize for productivity. I'm glad the kids drink less but 2 & 3 are sad ways to live.

Saw my first WNBA game last night. Great game. And, as an elder GenX, it was a revelation to hear a stadium of people going wild for women playing ball. The energy was outstanding. Little boys totally entranced and cheering. It was thrilling. We've come a long way.

I am now seriously questioning whether I will shop at Nordstrom's again. Not ony are they using a terrible AI customer service, but they've outsourced their delivery to Tforce, which is a terrible carrier. For the last 3 days, they've failed to deliver due to "no access".

Grads living at home post grad. is a reduction in household formation = a reduction in household supply, suggesting that rents would be increasing even faster, if kids could move out on their own. Funny, the authors quickly credit a decrease in the "taste for independence" rather than rents.

Huge kudos and a huge win for Marin! CLAM just held a housewarming for 12 tiny homes in Pt. Reyes Station. This was part of a larger, herculean effort to create housing in West Marin for the families displaced in when the ranches in were shut down. This is the effort we need!

It's been a long time since I've heard a resident pull out property values as a reason to stop a project, but the last commenter pulled out the over $2B in property values in Belvedere. The next says "I don't think this is NIMBY, but if you took a vote 95% of neighbors would oppose it."

Tip: if your large dog randomly rushes a bystander, jumps on them and barks aggressively, don't defend your dog's behavior & claim he doesn't do what he just did. Your bystander is still just as terrified and now feels like a weird dog-antagonizing loser.

Marinwood, a 125-unit, 100% affordable project in Marin, was permitted today and construction starts immediately. This is the largest affordable housing development in Marin in decades (you could say this century). Thanks Yimby for the laws that made this possible. callmarinhome.org/at-project/m...

One thing I hate about impact fees & their nexus studies is that it reinforces the idea that new residents are a burden. San Rafael needs new residents to support its business, prevent the closing of schools and update property tax basis.

New California income levels for affordable housing just came up. Sadly, but not suprisingly, AMI continues to rise. In Marin, a single person is now low income at $117,700. Marin, SF, San Mateo all have AMIs for a family of 4 at $200,000. Santa Clara at $205,000. www.hcd.ca.gov/sites/defaul...

No suprise here - the prize for lowest production of any in-demand area is San Rafael. Just 33 units permitted last year - all ADUs. San Rafael one of the best places to live in California, if it just built housing. www.nytimes.com/interactive/...

Everyone loves the houseboats because they are charming and quirky. Walking down the dock, you experience 100 different personalities. Some boats are cute, some beautiful, and some are not. But altogether, It's charming and interesting. Design review would have made it boring.

Housing at UCSB. $1,100 for a third of a bedroom for a 3 bedroom flat that housese 11 students total. The bedroom does not have a closet. Just a hanging clothes rod, and a 2 drawer dresser for each student. This flat is in a duplex that houses 20 students total. Each flat is 1,500-1,600 sq ft.

I can't stop thinking about the fact that 25% of Marin home transfers are via inheritance, and this rate is growing. Due to Prop 13, property taxes are tied to purchase price, heirs inherit the low tax base. This is a problem.

I have a new visualization I'm testing this week. The top shows the income distribution of Marin households. The bottom shows the distribution of rents and home prices. There is no housing available for households with less than $65,000 in income. We have a shortage of $5k/month apartments.

Yikes! Antonio Vasquez, State Board of Equal. laments that Prop 19 has "ended intergenerational wealth transfer" in CA, because parents can only pass on one property tax-free to their kids now. Familiies that bought property on Venice Beach decades ago might now have to pay taxes. ???

For a little perspective, San Rafael only permitted 33 units last year. Marin County, as a whole, permitted less than 250. Yet, the Marin IJ chooses to weigh in against multiple projects in the pipeline.

Yay! San Rafael Vice Mayor Rachel Kertz is calling on city staff to create a real plan to get San Rafael's many proposed projects built. She says that it's time to own the RHNA numbers. She also says she doesn't want to hear anything on increasing inclusionary numbers because there is no housing.

It'd be easy to mock Sausalito for an error like this. But a jurisdiction of 7,000 with a volunteer city council that is responsible for roads, bicycle infratructure, parks, building codes, zoning, police will make mistakes. Especially when it spends most of its time fighting housing laws

More on Strawberry. This is the first time I've heard a regular housing development described in bedrooms. Scare-monger much? This is 197 new housing units on 197 acres. This has been in process for 12 years. No development is low density enough to escape opposition.
The proposal for the 127-acre site calls for 336 residences with 859 bedrooms that would replace 139 of the existing 152 housing sites.

On the Marin County planning commission meeting. The Strawberry Development is been under discussion for 12 years. The developer has come to an agreement with the neighborhood group. A key point is that the developer will not seek to build any more housing on this land - 336 units on 127 acres.
